Through this is the good sized first living room. This room benefits from the sun through the large double glazed window in the morning. From this room you walk through into the large and airy kitchen diner at the rear of the house. This has plenty of space for a large family table. The kitchen contains modern units with plenty of storage space in both wall and base units. There is plenty of work top space and features a wonderful large breakfast bar.t

The appliances include a modern electric oven, a gas hob and an extractor hood.There is a large sink with contemporary taps. As throughout the house there are plentiful electric sockets. Up the stairs with their beautiful polished wooden bannister to a landing off which there are two bedrooms and a bathroom. The larger bedroom at the front of the house has more than enough room for a double bed, bedside cabinets and a dressing table. There are built-in wardrobes along one wall.

The smaller of the two bedrooms has ample room for a single bed, bedside cabinet, wardrobe and dressing table. It has a large built-in cupboard. Alternatively , it would make an excellent study.

The generous sized bathroom is fully tiled. There is a contemporary wash hand basin, acrylic bath and dual flush toilet. Over the bath is a modern, powerful electric shower with glass shower screen. There is a large stylish towel rail. Double French doors lead from the kitchen into the rear garden, which gets the sun all afternoon. It is really sheltered and is a great sun trap. There is a patio surrounded by golden gravel for ease of maintenance. A small walled, planted area provides a splash of colour.

The house has been professionally decorated throughout. Professionally fitted carpets, together with quality underlay have been laid throughout the house. The bathroom and kitchen have modern, attractive vinyl flooring. All the windows have contemporary vertical blinds and curtain rails. The house was relatively recently completely renovated including a full rewire, full replaster and damp proofing, installation of full gas central heating system, with a new, efficient combi boiler, new kitchen, new bathroom and full loft insulation.

Spring View is a popular residential area, with a good range of local shops and schools. Platt Bridge with a wider range of shops, schools and cafes is less than a mile away. Wigan town centre with its full range of amenities is a just over a mile away. The house is on the excellent main bus route into Wigan. Ince Train Station is less than a mile away and is on the main Manchester to Southport line.
