Details of the Accommodation

This is a delightfully good sized, living room, enjoying views overlooking the resident‘s garden, where wildlife,such as rabbits and pheasants, are frequent visitors. Beyond the French windows is a small Juliet balcony (non-load bearing) which allows the resident to enjoy the sense of being outdoors without leaving the Apartment. A remote controlled blind (Hillary‘s - fitted 2019) allows the resident to control the light levels from the comfort of their chair. There are numerous power points, together with TV aerial point, telephone connection point, and emergency pull cord. Satellite TV can be installed by arrangement with SKY or any other provider. The large storage heater was a new replacement two years ago. The much-admired marble(?) fire-surround houses a decorative electric heater, with a large over-mantle mirror being a feature of this room. There is a cream wool carpet in situ.
Coming off the Lounge, via double doors, there is a Galley type kitchen

This is a lovely compact kitchen furnished with easy to maintain units for storage, and space for a Fridge and Freezer. The built-in Bosch fan oven was installed in 2018 and has hardly been used. The kitchen window also overlooks the garden. The hob is electric (there is no gas in this development - for safety reasons). There are all the usual power points and safety switches for items such as the oven and hob. There is an emergency pull rope situated by the double doors.
Hall (Longest dimension 4.5m x widest dimension 1.74 m)
The Hall is a well-designed link between all the main rooms, except the kitchen. There is a small, but rarely used (q.v.) storage heater, and space for a chest of drawers/ bookcase for storage. The switches for the bathroom light and fan extractor are situated here, just outside the bathroom.The caller/ entrance buttons are situated by the door, and there is an emergency pull cord also.
Master Bedroom

This is a good sized double bedroom with fitted mirrored wardrobes. There are ample power points, a television aerial point and an emergency pull cord by the bed area. There is a night storage heater in this room also. This room also overlooks the garden area, and has a delightful airy feel to it. There is a very high quality wool (80/20) carpet in this bedroom in a pinky beige colour.
Second bedroom

The second bedroom has very useful fitted wardrobes in the corner near the entrance to the room. There is space for a single bed. However, this room has been used by the present owner as an area for more formal dining, doubling with use as a craft room. It too overlooks the gardens, has two sets of double power points, emergency pull cord and a storage heater.
Bathroom
(1.7m x 1.7 m) This bathroom has a large shower, hand-basin and toilet. It is carpeted, has a wall heater and there is an extraction fan. There is also an emergency button inside the shower cubicle.

This is the utility area of the Apartment, housing a large water heater, and a storage area for towels etc, plus the electricity meter for the Apartment. Because the heater puts out a considerable amount of heat to the room, it also acts as an airing cupboard. The present owner has a small rack for this purpose which fits in easily to the available space.

Security Each Apartment has it‘s own individual security key. The Building Manager has a copy for safety reasons. There is video monitoring of the front entrance. Entry into the building is by security fob or key. Visitors requiring entry to the building must call the individual property which they are visiting, and ask to be allowed in. The Resident, having established who wishes to gain entry, will, having been satisfied as to their identity, then press the button to allow entry to that person. Security is taken very seriously at Sandbriggs Court.
There is a lift to all floors.
Sandbriggs Court is a purpose built collection of Apartments designed specifically for the use of persons aged 55 years and over. There is an on-site manager during working hours on weekdays who sees to the smooth running of the facilities and ensure that the building is well-maintained. Outside office hours, there is cover should a Resident need to summon emergency help by pulling the Emergency pull cords.

Resident‘s Lounge
The Resident‘s Lounge is the hub of Sandbriggs Court‘s social activity. Here, Residents enjoy coffee mornings on a Wednesday, Knit and Natter on a Tuesday Afternoon, and various social events such as film night, card night,and Friday Lunches. The room can also be used for Resident‘s Celebrations such as Birthday‘s, Anniversaries etc. There is usually a large Christmas Party each year. Though activities have had to be modified/curtailed this year due to the restrictions accompanying the Covid-19 pandemic, Sandbriggs Court is a very social place if you wish to join in the activities. These are usually organised by Residents, and though everyone is welcome, no-one is pressured into joining in.
The Laundry Room

Garden and Grounds
The Garden and grounds are a much-loved facility at Sandbriggs Court. Surrounding the property, they offer beautifully maintained spaces to walk and sit. Some of the residents have helped to fill and maintain the lovely flower beds at the front and rear of the property (The main maintenance work is done by contractors who are paid from the service charge which is paid by all Residents). The gardens are so good that they have won ‘Britain in Bloom‘ competitions on several occasions
The Guest Room There is a guest room with en suite, available to be booked by Residents for use by their families/ visiting friends for short visits. There is a small charge for the use of this facility. See the Manager for further details.
