TYPE: 3 BED SEMI- DETACHED  

DESCRIPTION: A 3 bed semi detached property in a very desirable and popular residential area. The property is garden fronted, with a pathway leading to the front door, and also down the side of the house to the rear garden area.    

LOCATION: Egerton Road connects Bury New Road with Higher Lane, Whitefield. Walking distance to both the local primary and high schools, Whitefield Golf Course, places of worship and all other local amenities.    

DIRECTIONS: Leaving our office, turn left at the junction of Bury New Road and Church Lane (Morrisons on your right). At the top of Church Lane, turn left at the traffic lights along Higher Lane, through the traffic lights at the junction of Higher Lane/ Park Lane/ Pinfold Lane. Egerton Road is then your first turning on your left, just before Whitefield Golf Club.            

Entrance (2.53m x 0.74m) A small UPVC entrance vestibule leads to the front door. Entering the hallway of the property (4.18m x 1.918m), features include a fitted radiator and dark wood finish to the doors and banister. Off the hall is the lounge to the front of the property and the open plan eat-in kitchen to the rear.   Under stairs storage cupboard contains fuse box, alarm box, coat hooks and storage space.  

Lounge (3.61m x 3.64m) Features a large bay window to the front, period stained glass window and working electric fireplace. This room has 2 radiators and is traditionally decorated with lighting to both the walls and ceiling.
