Presented inside and out to an exemplary standard and with no attention spared to detail, a viewing is highly recommended on this superb property. The accommodation briefly comprises entrance hallway, three reception rooms - two of which have feature fireplaces - a fantastic kitchen, three bedrooms and a sleek bathroom suite. There is a garden to the rear of the property and there is also a block paved drive to the front of the property giving parking to two vehicles. Location

Situated in Whitefield within walking distance of the town centre which has a number of bars, restaurants, fitness centre and other shops and facitilies. There is also a tram station taking you to Bury and Manchester. The M60, M62 and M66 Motorway junctions are all within three miles. There are a number of very good primary and secondary schools in the area.

Access via the main door which leads into the entrance hallway with feature flooring. This then leads to the front reception room which has a double glazed bay window to the front, matching flooring, a feature living flame gas fire with surround and hearth, television aerial point and telephone point. The middle reception room also has coordinated flooring and a beautiful exposed brick fireplace with a gas stove burner as well as a television aerial point, and double glazed doors leading into the third reception room. This also has coordinated flooring, double glazed French doors leading to the rear garden and also a feature glass roof. The kitchen has a range of wall and base units with contrasting butcher style work tops and breakfast bar area. There is an inset sink and drainer, an inset dishwasher, space for a range style cooker, feature splashback and a feature chimney hood as well as recessed spotlights, a double glazed window to the rear and tiled flooring. The first floor landing leads into the master bedroom which has a run of fitted wardrobes and a double glazed window to the rear. The two other bedrooms both have a double glazed window and radiator. The family bathroom comprises a bath with side panel, shower over and glass screen, wall mounted sink and WC, towel rail, tiled floor and walls and double glazed window to the rear. Externally there is a garden area to the rear of the property which has a paved area, decked area and an astro turf area with shrub and floral borders. Follow Radcliffe New Road up and just before the mini roundabout, take the turning on the right into Dales Avenue and the property can be found on the left hand side.
