"Number 10 is an impressive three bedroom detached home tucked away at the very end of a quiet cul-de-sac in Tyldesley, Lancashire - a very well kept 'family safe' cul de sac of similar bungalows.

To be honest the photographs don't do this home justice as you will see when you come to see it - but spend a while here like we have and you will soon 'settle in'.

This property has been extremely well maintained and whilst we appreciate that buyers have their own acquired tastes it's fair to say you can just move straight in - it is best if you just book a viewing and see for yourself - here's the number 01327 878926.

Maintenance free UPVC double glazing and cavity wall insulation included.

Do take a look at the pictures - if you look very closely you will notice that one of our most experienced members of the team has made rather a 'schoolboy error' - see if you can spot it - if you can't find it we'll give you a clue later.

On top of the usual accommodation you have the lovely benefit of a usable conservatory overlooking the garden - it's another reception room really. You can use it all year round and you'll see why when you have sat in this useful room with a cup of tea. It's got heating and air conditioning... and you can pleasantly watch the TV too.

The private garden here is sunny most of the day and there is plenty of room to 'live outdoors', on the decking, in the sun or in the shade - external power points, outdoor lighting and furniture is all included.

Now here might be another bonus - the master bedroom and en-suite is at one end of the bungalow and the other 2 bedrooms and bath/shower room are at the other end - excellent for the visitors?

In the middle of the bungalow is a Lounge with a difference - this living area has exposed beams under a wooden vaulted ceiling and two sky lights allowing the natural light to stream in - windows and double doors open out onto the garden too.

Thinking about it, this property would be lovely for entertaining?

Situated in a quiet, friendly cul-de-sac, maybe, but it is close enough to the centre of Tyldesley to mean you have everything you need within 5-10 minutes travel.

The Trafford Centre is approx 15 mins away and most of the major supermarkets are half to 2 miles away.

Bolton, Wigan and Manchester are on the bus route.

Leisure facilities are in abundance locally and of course you have easy access to entertaining football clubs.

Commuting is great with easy access to the M60, M61, M6, M56 and M62. Flying from here is easy and catching a train is 2 miles away.

Between the lovely owners and ourselves we came up with 48 reasons why this property should be your next home - we'll give you the list when you visit.

One last benefit if you have more than one car and you have excess stuff to store while you settle in - a double garage on top of plenty of parking.

There is a boarded loft in the property as well.

The owners are in a fortunate position to move as soon as we have found a buyer so there won't be any hanging around.

You will be most welcome to come and have a look around - viewing arrangements to suit.

If you still have any questions then ask for Paul Campbell or Duncan Balcon at Campbells on 01327 878 926.

Ps Still need a clue - look in one of the mirrors? It's a classic mistake but stupid all the same.
