To the first floor are three bedrooms, all benefiting from a double glazed window and radiator and the master bedroom has an ensuite shower room, with a tiled shower cubicle, wc, and sink, radiator and part tiled walls. The family bathroom is a modern suite comprising of bath with tiled side panel, shower attachment, wc and sink, tiled walls and floor, radiator and double glazed window to the rear. Externally there is a mainly lawned garden to the rear of the property with shrub and floral and tree borders and there is also a decked entertaining area. There is a garden area to the front of the property and there is also off street parking for a minimum of two vehicles.

From the Radcliffe branch turn left onto Blackburn Street and at the top turn left onto Pilkington Way. Follow Pilkington Way down and at the second set of traffic lights turn right onto Outwood Road. Follow Outwood Road to the top and then turn right onto Ringley Road West. Follow this all the way down into Stoneclough and as you approach Stoneclough take the second turning on the left, continue down and take the second turning on your right into Ringley Meadows. Follow Ringley Meadows and then take the third turning on your left into Elham Close and the property can be found near to the bottom of the cul de sac on the left hand side.
