"If you take a look at this house as it stands at the moment then I think we would all agree it is a lovely clean home that you can move into immediately without needing any alterations, but you will be itching to get moving on improvements! If you are very ambitious you can see, as it is a corner plot, that there is room to extend the house sideways, perhaps incorporating an integral garage. If the thought of all that building work fills you with dread then you may consider extending into the loft - this has been carried out successfully in other similar neighbouring houses, the loft is vast. If you feel the house is already large enough then you may consider a re-vamp on the bathroom as it is currently separated into a separate toilet and bathroom - knocking the two together would give you a spacious family bathroom capable of housing a toilet, basin, bath and separate shower if desired. Even as it stands though, there is no burning need to change any of the structure, and you may prefer to just make your mark by redecorating throughout with perhaps an update in the kitchen and bathroom.

This house would make an ideal family home. There are two reception rooms downstairs and there is ample room in the garden to add a conservatory if so desired. Check out the photos as we have included a photo of the smallest bedroom, which I hope you can see is a little larger than your average 'box' room, so hopefully this would quell any arguments between siblings!

When you venture out into the garden you will find there is enough room for a play area as well as another area where Mum and Dad could relax. It still leaves enough room for a vegetable plot and perhaps a few fruit trees too. Working from home is on the increase and you may find you would have enough room to build an outside office in the garden, or perhaps somewhere to house the hot tub if you prefer to relax! There is a greenhouse and a shed at the bottom of the garden. To the side of the house there is a decent sized detached garage.

Of course all the building and improvements to structure would be subject to planning permission, so bear this in mind when viewing.

Wellow Place is a quiet cul-de-sac located within a short walk of Lytham St Annes High School. It is also very close to Clifton Primary School. The bus routes are just around the corner and the medical centre is just an extra few minutes walk. There are local shops close by, as well as takeaways, and the new Booths Flagship store on Blackpool Road is due to open shortly, always handy to have close by! So this home is handy for most amenities and those that are a little further, such as Lytham and St Annes town centres are within 10-15 minutes by bus or a ten minute drive away - very centrally located between the two centres.

This home includes:

  • Living Room

    3.81m x 3.95m

    (15 sqm) - 12' 6" x 12' 11" (162 sqft)

A good sized bright living room with a large bay window.

  • Family Room

    4.28m x 3.5m

    (15 sqm) - 14' x 11' 5" (161 sqft)

A second living room, family room or dining room, whatever you want to make it. This room looks out onto the garden to the rear of the property.

  • Kitchen

    2.7m x 2.57m

    (6.9 sqm) - 8' 10" x 8' 5" (74 sqft)

This is a reasonably small kitchen although there is plenty of storage space.

  • Bedroom 1

    3.82m x 4.38m

    (16.7 sqm) - 12' 6" x 14' 4" (180 sqft)

This is the largest bedroom with a front aspect. A good sized, light and airy room. There are fitted wardrobes the full length of the wall opposite the door providing plenty of storage and hanging space.
