"This is the ideal house for a family, either upsizing from your first home or even possibly a first time buyers property. It is a good property to take on and add your own style, and priced accordingly to be able to afford all the changes and not lose out on your investment in such a prime location. It is light and airy and flows well through the living area and kitchen. There is a front reception room and to the rear there has been an extension which has provided a good sized kitchen as well as a large living/dining area which has double French doors leading into the large garden. There is plenty of room here for the standard issue family trampoline, leaving space for the washing and a couple of patio areas to follow the sun through the day, finishing with a barbecue watching the sunset!

If you are looking for a larger project there is a possibility of creating extra rooms in the roof like some of the neighbours have already done, and also the building line to the rear still allows some room for expansion at the back of the house - of course all this would be subject to planning permission and is speculative.

For the younger members of the family there are good nurseries and primary schools close by and as they grow up Lytham St Annes High School is within walking distance, even for a teenager!! There are playing fields very close by, always good for meeting friends for a kick about with a ball, and as the house is not far from St Annes town centre there is easy access to the YMCA gym and play areas, the cinema, swimming pool and all the attractions along the seafront. You're never stuck for things to do in St Annes.
