"Croston is without doubt one of the prettiest villages to be found in West Lancashire and Grape Lane in particular features some of the area's finest property. This beautiful country lane is home to an eclectic and characterful mix of period homes including, detached farmhouses, barn conversions, thatched roofed properties and traditional charming country cottages. Number 46 occupies a favoured position on the lane backing directly onto the Croft Fields Nature Area that also forms part of Croston's Heritage Trail. Located in a quiet part of the village a short and pleasant stroll to the centre of the village where excellent day to day amenities can be found including one of the area's best schools Bishops Rawsthorne. Originally built as three properties and thought to be formally owned by the De Trafford Estate, the cottage is believed to date back to the 1800's. Latterly two of the properties have been skillfully merged to become one family sized three double bedroom home that offers a wealth of tastefully appointed and impressively presented accommodation. Period features including beam ceilings, wood latch doors and traditional fireplaces have been complemented with modern enhancements including gas central heating, upvc double glazing and a splendid new glass roof conservatory. The living accommodation comprises a welcoming reception hallway, an impressive sized separate dining room and a large comfortable living room with feature fireplace. The shaker style kitchen is well equipped with a good range of fitted furniture and flows nicely into a third reception room that is currently utilised as a study area, but also helps form a living kitchen that leads directly into the impressive conservatory. The all important ground floor wc has been provided here and further enhanced with the addition of a shower creating a useful second bathroom within the home. Upstairs has been arranged around an interesting landing with Velux roof lights. There are three good sized double bedrooms, the largest featuring a full height ceiling and extending to an impressive 15' x 14'5". The stylish full sized family bathroom features both a separate shower cubical as well as free standing roll top bath. Externally a driveway winds behind the property to reveal a detached garage, along with a lovely private and enclosed established lawned cottage garden that includes a large stone patio area to take full advantage of the cottage's sunny west facing aspect."
