"If you are looking for a good sized family home in a popular residential area with access to schools, bus routes and several local amenities then look no further. This semi detached home has been extended over two floors to the rear of the home giving you a larger kitchen diner and now enabling a good sized four piece bathroom suite. The home offers two reception rooms and a modern fitted kitchen to the ground floor with three bedrooms and the bathroom to the first. Outside there is off street parking and a large lawned rear garden. Offered with No Chain, we recommend viewing this home to appreciate the size on offer.

THE LOCATION Scale Hall is a popular residential area located centrally between Lancaster and Morecambe. The area predominately comprises of semi detached homes, many with generously sized gardens, although bungalows and town houses also appear. Local amenities include primary schools and nurseries, convenience stores and supermarkets and a post office to name a few. Regular buses connect Lancaster and Morecambe and there is also a cycle path into the towns. Lancaster & Morecambe College is close by. PROPERTY OVERVIEW 31 Lymm Avenue is a extended three bedroom semi detached house which is ideal for growing families. The ground floor offers a generous living room to the front and a good sized dining room to the rear which is open to the modern kitchen. The first floor has three bedrooms and a larger than average bathroom due to the extension so it now has a four piece suite. The home is both double glazed and gas central heated and there is off street parking to the front of the home. Externally there is a low maintenance garden to the front with the rear offering a generous sized lawned rear garden and access into the garage. THE GROUND FLOOR The property enters into a pleasant hallway which naturally has the staircase leading up to the first floor and has been decorated in neutral colours making the entrance nice and bright. From here access can be gained into both the kitchen and the main living area. Proceed under the railway bridge and upon reaching the second set of traffic lights turn right into Scale Hall Lane. Take the immediate left onto West Drive and at the end of the road take the last left turning onto Lymm Avenue. Number 31 will be found before the junction on the left hand side.
