" Ainsworth Lord Estates Ltd is pleased to be offering for sale this great opportunity for either an Investor or First Time Buyer.

This spacious terraced property is situated about half way along Laurel Avenue on the right as you drive along this one way street. Laurel avenue is situated between Anyon Street and Higher Perry Street and is in a popular residential area, and just a short walk up from Darwen Town Centre.

Entering the property through the new UPVC front door and into the vestibule, there is a hallway, off which is the front Reception Room. This room is a good sized room

(3.8m x 3.7m) and benefits from a gas fire, and large window that allows plenty of natural light into the property.

The next room along the hallway is the back Reception Room. Here we have another good-sized living room

(4.65m x 3.75m) that benefits from a large window that looks out into the back garden which has a part lawned area with an assortment of plants to encourage plenty of wildlife. There's also plenty of built in storage, and a fireplace on the chimney breast housing a gas fire.

From the back reception room, leading to the back of the property is the kitchen extension (2.9m x 2.75m). Here we have a fitted kitchen, with plenty of cupboard space.

The back door of the property is in the kitchen and leads out into the back garden, which has been regularly maintained and is in good order. It is partially paved, and lawned and benfits form a range of interesting plants.

At the back of the Garden, attached to the back of the kitchen extension, is a workshop/store - suitable for a variety of uses, or simply a garden store?

The Garage, which is detached from the house, can be accessed from the back garden - or, as you would expect, the front of the property.

Back Inside & Upstairs......

Access to the upstairs is from the main hallway.

At the top of the stairs is a very spacious and long landing.

At the far end of the landing, at the fornt of the house, is the Master Bedroom. This is a very big bedroom

(4m x 3.5m not taking into account the depth of the built in storage/wardrobes) and overlooks the front of the property. This room benefits from lots of built in wardrobe and storage space.

Back along the landing, the next room on the left is the Family Bathroom

(3.1m x 1.6m), which comprised a 3pc bathroom suite.

The second bedroom is at the back of the house. This too is a good-sized bedroom

(3m x 2.65m) and overlooks the back garden and private areas beyond the boundary of the property.

There is plenty of built in storage on the landing - an original feature of the property well positioned to optimise the use of space.

All in all, we have a good house here. There's no doubt this property requires some modernisation and upgrading, but nothing too serious. This property is a good opportunity for a First Time Buyer to get onto the housing ladder at a very affordable price and improve the value of this property by doing some internal upgrading either straight away or over period of time.

Alternatively, this property will make an ideal investment property, as it is a good size and rental deman for properties like this is very strong...... even more-so with it having two reception rooms and a separate garage.
