" On approach to this property you immediatley notice how proud it sits along this street. It is a garden fronted property and the garden at the front consists of some walled beds and a nice pathway leading to the front door.

On entering the property you are in to an entrance vestibule which is always nice as you are not going directly into the hall. From the entrance vestibule you are in the hallway which leads to the middle reception room and you pass the foot of the stairs.

Rear Reception Room

(4.21m x 4.51m)
The rear reception room is a good sized room, extremely well decorated. It retains the original coving and a dado rail that runs around the centre. It has a fabulous ornate fireplace with fire surround sat on a marble hearth and it is a living flame gas fire. It has a fantastic large window that over looks the rear yard.

The yard is finished really nicely. It is not your typical terraced yard. There is a patio area right at the bottom and I believe the sun focusses on that area in the summer in the early evening which is lovely.

Moving through an archway into the...

Front Reception Room

(3.13m x 3.11m)
It is currently being used as a dining area or you could alternatively have a second sitting room in here if you have older children that would like their own space. In this room there is an open chimney breast. It is tiled with an electric log fire at the moment which is a nice feature, but you could change it back to have a living flame in there. Again this room retains it's original coving and the dado rail around the centre.

Moving into the...

Kitchen (2.72m x 1.95m)
The kitchen is to the rear of the property. It is a modern fitted kitchen and it is ample size with wall and base units in a light beech colour with a black marble effect worktop. It has a tiled floor. The appliances in here are an electric oven and a four ring gas burner with extractor hood. The rear window over looks the nice patio area, mentioned earlier. The sun is shining today and I can tell this rear yard will get good sun in the summer months. There is a door from the kitchen that leads outside.

Moving up to the first floor, on to the landing area and to the left is the...

Master Bedroom

(3.48m x 4.34m)
The master bedroom is a fantastic size. Again very well decorated with a neutral carpet.
In this room the current owners have some excellent large pieces of furniture... a large triple pine wardrobe, bedside cabinets, lovely large pine dressing table, a set of pine drawers, a pine freestanding mirror, a lovely pine double bed and there is still plenty of space to move around. There is some built in storage as well which is handy. From this room you can access the loft.

Moving accross the landing we enter the...

Family Bathroom

(1.85m x 2.91m)
The family bathroom has a 3 piece suite with a shower over the bath. It is partially tiled and then decorated in a tiled wallpaper and finished with a vinyl floor. It has a large frosted rear window which makes the room nice and bright.

Leaving the bathroom across the landing we come to the...

Second Bedroom

(4.05m x 1.72m)
The second bedroom is also a double size room. This room also has built in storage which is very useful. It is decorated in neutral colours and finished with a neutral carpet. It has a rear window that over looks nice green fields.

Summary: All in all, this is a superb property with excellent potential..You'd be mad to miss this! "
