" Ainsworth Lord Estates Ltd. Is pleased to offer for sale this 3 bedrroomed, detached house. Situated on the south side of Darwen, off Pole Lane, and close to the countryside - not far from Hodlesden Village.

This property is In a very much sought after residential area, and benefits from stunning views of Darwen Tower and beautiful surrounding countryside.

Ideal spacious family home.

As you approach the property and go up the drive, which has parking for 3 cars, the front door entrance is on the side of the house, just before you reach the garage.

Through the front door there is the 'L' shaped hallway.

On the ground floor, as you come through the front door, there is a single bedroom on the left (at the front of the house).

The large main lounge is the next room you come to. This room, as you can see from the pictures and the measurements below, is well above average size and has a great feeling of space. There is a stone effect fireplace which currently houses an electric fire.

The views from the lounge and both front bedrooms are stunning, one of the reasons why properties along this short stretch are snapped up very quicky (if and when they come up for sale - which isn't very often!).

The spacious dining room is at the back of the house and is also accessed from the hallway. It has ample room for a family dining table, and there is an open plan staircase which leads to the upstairs.

There is a backdoor entrance to the garage which is accessed from the rear patio area. This single garage benefits from an up and over garage door.

Back into the house, also on the ground floor, there is a bathroom with electric shower, and a separate toilet room.

Access to upstairs is through the dining room, up an open plan staircase.
At the top of the landing there is a good-sized storage cupboard, which would have been the old airing cupboard at one time.

The master bedroom is on the right at the front of the property. This room makes a double bed look small!
It's extremely spacious and would very easily be able to accommodate an en-suite, without compromising much space - should the new owners wish to install one.

Across the landing is another double bedroom. The view from this room overlooks the back garden.
