"An excellent family orientated semi-detached home with child friendly gardens and a super attic conversion. The well presented and spacious accommodation comprises hall, lounge, kitchen diner, three bedrooms and a bathroom. Lying just off Goosebutts, a very popular location, it also has gas central heating, PVCu double glazing and composite external doors. (1,060 sq ft/98.5 sq m approx. EPC: D). Perfect for a growing family.

Services Mains supplies of gas, water, electricity and drainage. Gas central heating to panelled radiators from a Glow-worm central heating boiler. There is also an electric immersion heater. Council Tax: RVBC Band B. We are advised the tenure is Freehold. Additional Features PVCu double glazed windows and composite external doors were installed in November 2012. The property also has PVCu soffits, fascias and rainwater goods. There is a porcelain tiled floor in the kitchen diner with wood effect laminate flooring in the lounge and hall. Accommodation Enjoying a desirable residential location, this well cared for semi-detached home has the benefit of a superb attic conversion, providing enhanced bedroom provision for a growing family. Beautifully presented, we strongly recommend an internal inspection. Traditionally designed there is a reception hall with a staircase and an understairs cupboard. The lounge faces south and is light and bright. It has wood effect laminate flooring which continues into the hall. One of the major improvements the current owners have made is the stylish fitted kitchen, arranged to a popular kitchen diner style, set off superbly with a porcelain tile floor and granite effect counters. You will find a Belling electric oven with a five-ring gas hob under a stainless steel and glass extractor. Integrated fridge and freezer with spaces for washing machine and dryer. The iridescent finish to the tiled splashback really catches the eye and there are chromed light switch and plug socket covers. On the first floor landing there is a south facing window and a shelved airing cupboard with a hot water cylinder. The front facing master bedroom is very spacious and has a distant view to Kemple End; the setting sun looks wonderful from here. The rear facing bedroom has a distant view of Grindleton Fell and can comfortably take a double bed or two singles. There is a three piece white suite in the bathroom consisting of a panelled bath with electric shower and screen over, pedestal washbasin and a low suite wc. The walls are part tiled. The full width attic conversion has two Velux windows and from the rear window you can see Clitheroe Castle. It has eaves storage and happily takes a double bed. There are lawned gardens to front, side and rear with a large timber shed approximately 16' x 12' which has an electricity supply. Very good value, viewing is a must. Viewing Strictly by appointment with the Agents. (PIQ available on request).
