BEAUTIFULLY PRESENTED, EXTENDED TWO BEDROOMED PROPERTY IN A MUCH SOUGHT AFTER LOCATION IN EUXTON, CLOSE TO EXCELLENT SCHOOLS AND TRANSPORT LINKS. This is a wonderful first or family home with well proportioned rooms on both floors, a large fitted kitchen and a dining room which opens out onto the sunny rear garden.

 

From a first glance it is obvious that this property has been well thought through and looked after.  To the front the paved driveway can hold up to three vehicles with a border to the side and access to the garage with an up and over door and pir led lights, and the offset front door in the entrance porch which gives excellent initial storage.  An internal door leads to the lovely large lounge with two ceiling lights on a dimmer switch, two radiators with covers, TV point and feature fire in wooden surround.  Stairs with a return lead to the first floor and an internal door leads to the kitchen.

 

The kitchen offers plenty of both storage in a range of wall and base units with both under-cupboard and cabinet lighting, and work surfaces.  Integrated appliances include double electric oven with gas hob and extractor over and side by side fridge and freezer.  In addition there is space, power and plumbing for other appliances.  A side door leads to the rear garden and a large archway to the spacious dining room which has plenty of natural light from a window to the side elevation plus sliding patio doors which give on to the rear garden.

 

The rear garden is mainly laid to lawn with raised beds, patio and decked areas and, because of its orientation is surprisingly private catching the sun through the day and into the evening.  To the side is a good sized utility area with outside tap and access to the garage which has a separate electric consumer unit.

 

To the first floor the landing gives access to the boarded loft with loft ladder, light and power, and all other rooms.  To the front Bedroom One is wonderful, light and a great size.  To the rear the second bedroom is also a double and has the added benefit of long views out to the Lancashire Pennines.   The stylish bathroom is fully tiled with chrome heated towel rail, wall mirror with led lights and demister panel, wash hand basin with separate tower mixer tap seated on a vanity unit, bath with separate mains fed power and waterfall showers over, extractor fan and wc – a lovely room in which to relax or freshen up.
