... Large Extended Family Home... We are delighted to offer you this property for sale in the springs area of Bury off Gigg Lane. This very spacious 4 bedroom property has been extended and modernised in the last 10 years and still has both a front and rear garden. 

When renovated all old plaster was removed and most of the house was rewired and a new consumer unit has been fitted too.

It is situated on a corner plot in a quiet cul-de-sac. 

To the front you will find ample on-road parking. This property benefits from double glazed windows and central heating all round and has a large porch and a huge conservatory. 

The property briefly comprises of a ground floor extension to the side, a front 3m porch, a large lounge, a large conservatory, a 2nd loungedining room, 4 bedrooms and front flagged garden and large rear garden which is almost 80% decking. 

Front Garden: 

This flagged and has a very sturdy panel fence fitted. The panels are made of scaffold board and then treated and painted so will last a lifetime compared o the traditional waney lap. There are conifers to either side. There is a water tap fitted to the right side of the porch for use with a jet wash etc.

Porch: 1.4m x 2.7m 

The porch has enough space for coats and shoes for a large family. There is a double socket with built in WiFi for when using a jet wash vacuum   power tools etc and a RING door bell fitted which will be left for the new owner. There is also a CCTV camera fitted in the porch which is used to monitor parcels left in the porch as a safe place.

Entrance:

This leads into a small entrance hall gas and electric smart meters fitted in a cupboard to the left. A door leads to a spacious kitchen ahead, a flight of stairs in the middle and then a door to the right leads to the large lounge.

There is power, ethernet and sky cables for a 2nd TV as currently used by the owners. At the far end patio doors lead to the rear garden.

Kitchen (5.3m x 3.3m)

The kitchen is a L shaped kitchen with plenty of wall and base cabinets as well as room for all appliances including an integrated fridge freezer. It also has space for a gas cooker and oven and a 2nd integrated electric smart oven with lcd screen and remote access over WiFi. An extractor hood with external vent is also fitted.

This is the extension to the side of the house. There are double french doors fitted to the front of this room instead of a window. This facilitates bringing in large furniture etc. There are double sockets fitted to each corner of the room and laminated tile effect flooring fitted. There is also ethernet sky cable available too.

Bedroom 1: (5.6m x 3m) with 3 piece en-suite: (1.8m x 1.9m)

This double bedroom is also part of the enxtension and has a spacious en-suite shower room with wash basin, large mirror, toilet and shower cubicle fitted. The en-suite is fully tiled to walls and floor. A window is fitted which looks out towards the conservatory. There is total privacy from other properties.

Laminated floor and painted walls. Enough space for a double bed and wardrobe. Sockets and ethernet cable.

This is fully tiled to walls and floor. It has toilet, hand wash basin and space for a shower cubicle to fitted if desired.

This is also tiled to walls and floor. It has a P-shaped bath and shower screen fitted with a shower too. It also has a vanity cabinet and mirror fitted.

Loft 6m x 5m: 

The entire loft is insulated and fully plasterboarded and floor boarded. It is carpeted and the boiler is fitted in the loft for extra space in the kitchen. It has 2 double power sockets and 2 flouresecent lights fitted. It has a velux window fitted too. It is accessed by fold down sturdy wooden ladders via a large access hatch. Loads of storage space.

Rear Garden:

This is accessed from the side of the property or via the conservatory. There is a decking fitted with stepped access to the rest of the garden. This has to be viewed to be appreciated. There is an all-season under cover barbecue with a vented chimney to the roof and a large covered patio for outdoor gatherings all year round. There is also a large 4m x 3m galvanised metal shed in excellent condition. Large enough for several bikes.
