" Ainsworth Lord Estates Ltd is very pleased to be offering for sale this 'proper' garden fronted, terraced house on Branch Rd, Lower Darwen.

Here we have a true well-presented and nicely decorated, good-quality Garden-Fronted Terraced House, in a very popular part of Town - Lower Darwen.

Entering the house from the front, up the garden path, you go through the brand new UPVC front door and iinto the hallway. It's a long hallway that runs through the house upto the back main living room/lounge area.

The main Lounge/Living Room is a good-sized living room. This is what some might call the heart of the house. There is a composite marble fireplace with a gas living flame coal effect fire, to add to that homely feel of this property. The lighting in this room is supplemented with spot lights in the ceiling.

From this lounge you access the bak yard through the French Doors; the yard is a nice clean and tidy yard of good proportions and has an outbuilding which is ideal for storage.

The back gate from the yard leads out into a private back alley which is in between the house and some extended gardens/allotments.

Back inside..... the kitchen is also accessed from the main lounge and consists of plenty of fitted base and wall units. There's plenty of high-gloss work-top space, and ample room for the modern appliances required in a kitchen these days - so no worries there. The floor is covered with modern hard-wearing ceramic floor tiles.

The front Lounge is also accessed from the main living room, and as you can see from the pictures, is currently used as a dining room. The front window allows plenty of natural light into the house, and privacy is offered by the hedge that borders the front garden.

Access to upstairs is from the hallway.

Upstairs, the Master Bedroom which is at the front of the house.
This is a nice simple rectangular room with plenty of space for wardrobes and other bedroom furniture etc...

Across the landing at the back of the house, are the other two bedrooms. Both overlook the yard and rear gardens across the back alleyway.

The Jubilee Bathroom is over the stairs and comprises: wash basin, wc and a bath with mixer shower and a curtain. The bathroom is a good practical size and is in good order.

Floor coverings:
There is laminate flooring from the front door into the main lounge and living room. The front lounge has a good qaulity carpet in place. And upstsirs is carpeted throughout, except for the bathroom which benefits from cushion flooring.
