"A delightful semi detached Edwardian residence, understood to have been built in 1908. The property has brick elevations under a tiled roof. Internally, doors are pine, some with glazed panels. Windows are mainly sash. Potential exists to create a family room in the basement and to convert the loft to additional accommodation, subject to necessary consents.

GROUND FLOOR ENCLOSED ENTRANCE PORCH with front door to: HALL with exposed floorboards and stairs to first floor. SITTING ROOM with radiator, bay window to the front, decorative timber surround to fireplace with tiled slips and fitted coal effect gas fire. DINING ROOM with radiator, wood effect flooring, sash window to the back, decorative surround to fireplace with fitted electric fire and low cupboards to one side. Door with stairs to basement. KITCHEN with work surfaces with drawers and cupboards under, range style electric cooker with gas hob, wall cupboards and shelves, plumbing for dishwasher, radiator, door to side with steps down to the garden and large picture window overlooking the garden. BASEMENT Ideal for conversion into a family room. There are currently two areas, a utility area with plumbing for washing machine and a workshop/storage with gas boiler for heating and hot water. Door to terrace and garden. A small chest freezer will remain. Separate W.C. FIRST FLOOR LANDING with shelved cupboard and hatch to loft. BEDROOM 1 with radiator, two windows to the front and 2 wardrobe cupboards. BEDROOM 2 with radiator. BEDROOM 3 (used as a Study) with radiator. BATHROOM with enclosed bath with separate shower over, W.C. and hand basin, extractor fan, part tiled walls and linen cupboard with hot water cylinder and shelving. OUTSIDE Small area of garden to the front with low brick wall and single and double gates. The double gates lead to a small hard standing, which has potential as a driveway for a small vehicle, although the curb to the road has not been lowered. Side gated access to the back garden which is full of colour with flowering trees and shrubs including cherry and acer, lawn, fern garden, roses, wisteria and a paved sun terrace is on the south side of the house. DIRECTIONS Take the A233 London Road from Westerham town centre. Madan Road will be on the right just after the zebra crossing."
