"This exceptional four bedroom house of over 2,000 sq ft is sited on one of Gravesend s most coveted streets. Spanning four storeys and with an expansive rear garden, it has been sensitively and stylishly updated in recent years, retaining original features including large period windows. High speed rail links make travel to London easy, with trains running to St Pancras in as little as 23 minutes. The Kentish coastline and countryside are also within easy reach.

The Tour

Set back from the street behind a rail bounded front garden, the handsome fa ade is of London stock brick and has quintessential Georgian stucco dressings. Entry is via steps to the front door, from which a bright hallway provides access to a sprawling bipartite drawing room that takes up the full depth of the plan.

Beautiful sash windows and French doors at opposite ends of the space allow natural light to flood the room. Here, a clever juxtaposition has been created in the celebration of fine original features with a bold contemporary colour scheme. While the woodwork including functional historic shutters, a deep skirting board and ornate architraves are coated in a bright white, Little Greene s velveteen esque Jack Black covers the walls. There are two fireplaces with attractive marble surrounds. The ground floor also houses a shower room and provides entry to the garden at the rear of the plan.

Stairs descend from the hallway to the lower ground floor, where the recently overhauled kitchen dining room unfolds. Bright and interconnected, there is a considered flow between the two spaces, in part due to the use of softly toned grey resin flooring throughout. Views of the garden to the rear and of the neatly planted light well at the front of the ensure an unfaltering connection to the outdoors.

The Kutchenhaus kitchen is excellently equipped with waist height white cabinets running on the left and right hand of the room as well as a central island. A smooth, clean lined worktop provides ample preparation space and there is additional storage in the form of wall mounted cabinets. Appliances, including a gas hob and double oven, are by Bosch.

The principal bedroom lies on the first floor and is dramatically painted the same enveloping shade of black as the sitting room. Brightness pours in from an expansive window, creating a compelling interplay between light and dark. There is significant built in storage and a handsome Victorian fireplace in situ.

At the rear is the second bedroom, which has been fitted with extensive built in wardrobes. A vibrant family bathroom, painted in Little Greene s Canton , has a generous bathtub and walk in shower. Two additional double bedrooms are located on the second floor of the house and enjoy peaceful outlooks over the rear garden.

Outdoors Space

The front and rear gardens have been landscaped to create neat planting arrangements that are sensitive to the house s historic bones. In the front garden, a combination of pea gravel, Corten steel edging and wild grasses supply structure and various textures, forming a buffer between the street and the house.

At the rear is a large patio perfectly designed for outdoor dining. Beyond lies a lawn, then a further section of pea gravel and useful garden garden shed, each section neatly bordered by Corten edged beds. Towards the far end of the plot sits an architectural steel water feature, attracting birdlife and compounding the garden s sense of calm. A stoic silver birch tree stands tall, reflecting low light in the mornings and evenings.

The Area

Rich with history, Gravesend lies to the north of Kent, towards the end of the River Thames before it opens out to sea. The town is the start of the Saxon Shore Way, a long distance footpath that traces the coast of the south east of England as it was in the Roman times, travelling 163 miles to Hastings in East Sussex.

There is plenty of public greenery nearby, including Shorne Woods Country Park with its weekly Park Run , Jeskyns Community Woodland and the Kent Downs National Landscape AONB , a short distance away by car. The National Turst managed Sutton Hoo, a 255 acre estate with far reaching views over the River Deben knwon as the site where two Anglo Saxon cemeteries were discovered.

Gravesend is known for its brilliant state run schools, including Gravesend Grammar School. Private options include Bronte School and Cobham Hall.

Trains run from nearby Gravesend station to London Bridge in just over an hour; the high speed line reaches St Pancras International in 23 minutes. The A2 runs just outside of town and provides easy road travel to the capital and access to the national motorway system.
