"Stunning McCarthy and Stone 1 bedroom flat immaculately presented with excellent storage, shower room and wonderful communal areas, centrally located near to Folkestone Town Centre.

Agent's Opinion and situation We are pleased to offer an immaculately presented one bedroom McCarthy and Stone build flat centrally located in Folkestone suitable for the over 60's. The building has 25 flats and this flat is located on the first floor. It offers excellent storage space including a walk in wardrobe.

As soon as I was welcomed by the House Manager and met other residents I could tell that they enjoyed living in the building. There is a communal garden and lounge and the House Manager explained that the residents organise trips to the Theatre, as well as host game evenings and film nights. Should you wish relatives or friends to stay the night a guest flat can be reserved.

Folkestone provides good shopping, entertainment and leisure facilities also offering a good selection of schools in the area. Sporting facilities are available at Folkestone and Hythe where you will also find rowing and sailing clubs and golf courses. Communications from Folkestone are excellent with access to the Continent by the Eurostar services from Ashford International, the Channel Tunnel Terminal at Cheriton, or via Dover harbour. The M20 motorway is a short drive away leading to London and the M25 orbital. There is a mainline railway station within walking distance offering services to Ashford and London Charing Cross including the high speed rail link offering a journey time of under an hour from Folkestone to London St Pancras. Entrance A secure entry system welcomes you to the building and the foyer where the House Manager is situated and on call during the day. Take either stairs or a lift to the first floor where the flat is located. Communal and Outside Areas There is a well appointed communal lounge and kitchen with doors leading to the landscaped gardens. Guest Suite and motability scooter store is available. Parking is offered at an additional ?250 per annum on a 'first come, first served' basis. Guest Suite This is offered for guests of the residents at the current rate of ?25 per night. Service Charge/Ground Rent Half yearly service charges are ?990 and half yearly Ground Rent is ?212.50. Total charges per annum being ?2,405.00. We have been informed by the House Manager that this would include servicing of the 'Tunstall' alarm system, communal cleaning of the building and garden maintenance. Length of Lease We have been informed by our vendor that the lease is 125 years from June 2014 so has 123 years remaining. Council Tax We have been informed by our vendor that the Council Tax is Band B."
