GUIDE PRICE ?270,000 to ?290,000

Come and have a look around this glorious property set in a highly prized location in the heart of River.

Built in 1899, this very grand property is full of character and has period features in abundance. The high ceilings throughout the home; the moulded skirting and coving, the cast iron window boxes and the sash windows just to name a few. In need of updating the property would make an ideal family home.

The property enjoys an elevated position overlooking the valley of River and over the countryside as well as having easy access to travel links by car, bus and by train.

The property is set over three floors and is accessible via the ground floor or the basement level. From the main front door on the road level floor, the property has a porch way and leads through to the bright entrance hall with stairs and under stair storage.

There are doors through to the very spacious lounge and dining room separated only by original, large, wooden bi-folding doors, giving a new owner flexibility with the living space. There are bay windows to each end of the room as well giving plenty of natural sunlight and yet another feature of this home. There is a cloakroom with a basin and WC and lastly a secondary kitchen with plenty of fitted cupboards.

There are stairs to the garden level which houses the main kitchen. Again there are fitted cupboards and has shelving to the walls and space in the bay window. The boiler is in this room and was upgraded very recently. There is a pantry room as well as a room currently being used as a bedroom, but would make an ideal utility room with the appropriate consents.

The floor also has its own reception room with a door to the bay window leading to the patio garden and overlooking the rear of the property. The room also has an expanse of built in cupboards for storage. From the hallway are a shower room with WC and bedroom number 5 as well as access to the lean to overlooking the main garden.

To the first floor are two very spacious bedrooms both with their own built in cupboards and bay windows. The front bedroom has the original cast iron fire place and the rear bedroom enjoys sprawling views over the valley.

Two single bedrooms can be found from the hallway as well as the family bathroom with bath, basin and WC and a further storage cupboard to the landing.

The property is part centrally heated and part double glazed and also enjoys off road parking for two cars to the front as well as a huge rear garden mostly laid to lawn, with a patio area and surrounded with mature trees and shrubs.

Early viewing is highly recommended to appreciate every part of this splendid property."
