"Located in the St Dunstan s area of Canterbury is this tastefully furnished 3 bedroom house suitable for sharers or a family. Entrance hallway leading to fully fitted kitchen with new appliances small breakfast area. Spacious lounge/diner overlooking enclosed patio garden. Stairs leading to first floor which has two double bedrooms and family bathroom containing bath, shower over, sink and toilet. On the second floor has a further en-suite double bedroom. Fully furnished. All viewings are strictly by appointment only. We must give all tenants at least 24 hours written notice but prefer to give them a lot more so they have time to confirm that the appointment is convenient and we will never just turn up unannounced. Once viewed if you wish to apply for the property then the following non-refundable fees are payable; Admin fee for single applicant ?125+VAT (?150) If an additional guarantor is needed subject to referencing ?50+VAT (?60) Check out fees payable on prior to move in ?75+VAT (?90) each Deposit to be held by the Deposit Protection Service (www.depositprotection.com) ?1050.00 Each applicant will require a Guarantor who lives in England, Scotland, Wales or Northern Ireland. We are very sorry but we cannot accept anyone who lives outside of the United Kingdom. Your Guarantor will have to complete a referencing form as well as a Guarantors Agreement, a copy of which is included in our student guide. Your guarantor must be in full time employment and can provide proof of income or savings sufficient to pay the percentage of the rent for the whole year. If you are not able to provide a suitable Guarantor then you will be required to pay the whole years rent in advance within two weeks of your application.
