"Page & Co are absolutely delighted to bring to the market this superb semi-detached home in New House Close. The property is located in a peaceful cul-de-sac off New House Lane, an area surrounded by countryside and lovely scenery, on the outskirts of Canterbury. Despite the City Centre being less than a 10-minute drive or short cycle away, the area really has a village feel about it and a wonderful sense of community. It offers quick access onto the A2 commuter route, the Langton grammar schools and there is a fantastic nursery a very short walk away.

The property is deceptively spacious and offers versatile accommodation presented over two floors. It has an attractive front garden with a driveway and garage and a gate providing side access to a very sweet side patio before leading into the rear garden.

The front door opens into an entrance hallway with a door to the left leading to the kitchen and a door straight ahead of you opening into the lounge. The ?L` shaped kitchen has a range of matching wall and base units offering plenty of storage space and there is a pantry cupboard for additional storage. There is an integrated electric oven with a five ring gas hob and there is space under the worktops for a washing machine, tumble dryer and slimline dishwasher. There is a useful porch area just off the kitchen, opening out to the side patio. A door then leads to a very spacious and bright sitting room with French doors opening out to the garden. This is a very peaceful, relaxing room where you can enjoy the outlook onto the beautiful garden. There is also an attractive brick-built fireplace which has a gas fire.

Double doors from the lounge open into a second reception room which is currently being used as a dining room but could have many other uses such as a home office or even a downstairs bedroom. From this room, there is access to a modern shower room which is tastefully decorated with tongue and groove cladding and there is a double shower unit.

Upstairs, there are two double bedrooms and a good-sized single bedroom. Both the main and third bedrooms benefit from fitted wardrobes and the second bedroom has a beautiful outlook onto the orchards behind. There is also a spacious family bathroom with a large airing cupboard.

The property has been extremely well looked after but would benefit from some cosmetic updating in areas. Therefore, it`s a fantastic opportunity to put your own personality and stamp on it without having to take on too much work. Some of the properties in the close have converted the integral garage so this is always a possibility for a new owner. Otherwise, it`s a fantastic space for storage which has power and lighting.

Outside, there is a beautiful and private rear garden which is mainly laid to lawn with a variety of mature shrubs and trees bordering. There is a patio with a brick built BBQ, perfect for spending the summer days with friends and family. There is also a large shed to the back of the garden.

This treasured home is being offered to the market with no forward chain so you could be in and enjoying the garden and surroundings before summer hits! Please call us to arrange your viewing.
