"It’s not often you come across something that is as great as this house that you wouldn't mind living there yourself.

The sellers have made a really nice job of creating a warm family home with all the period features that people like and the extended kitchen brings a contemporary feel. The kitchen is a particular area that makes it stand out from the competition as it is such a hub of the home. The breakfast area opens out on to the garden and the use of the natural light makes all the difference on a dull day.

The living areas are split into two with the original living room now open plan to what was the dining room, now a useful play room. The living room still retains the original fireplace which is usable, I can imagine the winter nights being rather cosy when it is lit.

There is a loft conversion to provide a further bedroom which at present is an office as the owner works from home a great deal. If you have the same needs then it is a perfect place to work from home and then feel as if it is not intruding so much on family life. Alternatively it would make a great teenage den or a 4th bedroom.

The location makes it easy for the city centre and the East station is a short walk away. The parking is on street and permits are not required.

We moved to this house from London when our daughter was a baby and it has proved to be an ideal environment to raise a young child.

The house layout is very flexible and has enabled us to create a living and play room area with a dining space downstairs. On the first floor the smallest bedroom is ideal for a cot, the rear bedroom is perfect for a child and the front is a sunlit master bedroom. We have used the second floor room as an office and a guest bedroom when friends and family have come to stay.

The extended garden has a shed and has afforded us the room to have a trampoline for our daughter and a vegetable patch for some home grown food.

The local school is a short walk away, there is a local park, and the walk into town is only a 10 minute walk away even with a buggy.
