"There are plenty of one bedroom flats on the market of varying shapes, sizes and prices, so why look at this one? Well, we are impressed with its size, its a quirky layout, its got potential to turn this into a two bed with the requisite permissions, you will know what we mean when you check it out now we have raised your interest. Its very close to Murdieston dam and the wide open space that goes with it. Its a great location, close enough to the town yet far enough back to enjoy some peace. Lastly and probably of most interest is if you consider pound for pound good old fashioned value for money then this punches well above its weight when you look at the current competition. To the property then, its got a large reception hallway with laminate flooring and two inbuilt storage cupboards. The good sized lounge is set to the side of the building and has traditional cornicing to the ceiling. This area has a sizeable recessed area to the rear and this is where the potential lies to change the layout subject to local authority approval and permission. The dining kitchen is set to the rear with a private outlook up towards the dam. This is a big room and undoubtedly our favourite part of the house. Its got two inbuilt storage cupboards and ample fitted floor and wall mounted storage units with marble effect work surface and plenty space for dining. The electric cooker, washing machine and fridge freezer are included in the sale. The well presented bedroom is set to the side of the building and offers good sized accommodation. The bathroom has a white three piece suite with electric wall mounted over bath shower with shower wall finished in marble effect ceramic tiles with decorative inserts. The property has gas central heating and double glazing. There are communal rear garden grounds which are laid mainly to lawn. Reasons to view......... This is good value for your money, a traditional first floor flat in a good central location, its well proportioned and has potential for layout change subject to permissions, its got a dining kitchen with private outlook to the rear and quite simply we just like it.
