Description

7 Rollswood Road is a well planned four bedroom detached bungalow located on a private road on the edge of the village of Welwyn. The property enjoys stunning gardens and has amazing leisure facilities for those who enjoy the outdoor life, suitable for both family gatherings and entertaining friends. The plot extends to about 1.1 acres and is beautifully landscaped to include a swimming pool with sauna and changing room, outdoor covered bar and bbq areas, extensive lawn, koi pond and "Japanese" garden.

The property has been the subject of a thorough programme of extension and modernisation dating back to about 2016 and is presented in excellent decorative order. This work included new cavity wall and loft insulation, new double glazed windows, central heating updated with a new gas boiler, two hot water cylinders and underfloor heating added to the majority of the property.

The house is accessed through a centrally located reception hall that leads to the a hallway from which all the bedrooms can be accessed and a sitting dining room. This large room has window to front and wide patio doors to a terrace at the rear and a feature log burning fireplace that can be operated with the glass screen either up or down. The kitchen is semi open plan and has a large L shaped island unit, integrated appliances to include electric hob, double ovens, microwave, fridge and freezer, dishwasher and two wine fridges. From the kitchen you can access a utility room with door to garden and an inner hallway with guest cloakroom and a family room.

The bedrooms are accessed from a large hallway with airing cupboard and staircase to the loft area, which offers scope for conversion to additional accommodation, subject to obtaining the necessary planning consents. The main bedroom has fitted wardrobes and an en suite bathroom with freestanding egg shaped bath and separate shower cubicle. The second bedroom also has fitted wardrobes and an en suite bathroom, again with both bath and shower cubicle. There are two further double bedrooms and family bathroom.

To the front of the property there is a carriage driveway with vehicular access space to both sides, one of which leads to a detached garage and store. Underneath this drive the owners have installed an 8000 litre rainwater harvesting tank that takes the majority of the rainwater outlets from the house and connects to a tap on the converted garage.

To the rear of the bungalow there is a patio area which leads down to the swimming pool and terrace. Next to the pool there is a covered bar and bbq making this a great space for entertaining. A decked seating area covers a decommissioned hot tub, with all the existing pipework still installed allowing for reinstatement by incoming buyers. A pool house houses a sauna and shower facilities with wc and there is a pump room housing pump and filtration.

The garden contains many well established plants, trees and shrubs as well as extensive lawns, but the current owners have put in a great deal of work in to making the garden as maintenance free as possible. The garden has a large koi carp pond which had a new liner installed last summer. There was a total of 42 koi carp when the pond was emptied for the liner to be replaced. The pond has a filtration system in the plantroom next to the pond. Next to the plantroom is a covered potting shed and a large green house that has electricity and heating functions within.

Commuter links are provided from Welwyn North Station, providing direct trains into Kings Cross in approximately 20 minutes, whilst junction 6 of the of the A1 M is within one mile.
