Further fire safety survey will be required to provide a schedule of works in order that the necessary project may be competitively tendered. Since the new guidance, all buildings that is above 18 metres in height have had challenges with mortgage valuation. The External Fire Review form

(EWS1) has been developed by Royal Institution of Charted Surveyors (RICS) together with UK finance and the Building Societies Association (BSA) to give comfort to lenders. However, a majority of Professional Indemnity Insurance insurers are not prepared to offer surveyor?s cover to undertake EW1S work, if available it is prohibitively expensive. Therefore, the mortgage challenge is yet to be resolved across the country since 2018. As such, the property will be marketed for cash buyers or cash investors only."
