"A wonderful opportunity to purchase this architect designed five double bedroom family home constructed in 1995 to a very high specification. The property has 4,157 square feet of light and airy living space arranged over two floors and has been comprehensively updated and redecorated by the current owners. All carpets, curtains and light fittings are included in the sale and four of the reception rooms are wired for music and have individual volume controls. The accommodation comprises, covered entrance porch with courtesy light, reception hall with balustrade staircase leading to a galleried landing, cloakroom with inset wash hand basin and low level wc, impressive drawing room with a feature fireplace and granite hearth and sliding patio doors to the garden with an exterior electrically operated awning above. The spacious dining room has windows over looking the gardens to the rear and the suprisingly large family room has an excellent range of bookshelves, cupboards and drawers and built-in safe. The study has a full width range of fitted bookshelves and the kitchen/breakfast room is fitted with a comprehensive range of modern units, dresser, walk-in larder and there is a further storage room beyond. The utility room has a single drainer sink unit, working surface with space and plumbing for washing machine and tumble dryer beneath and there is a second study with double glazed windows to two aspects.

On the first floor there is a galleried landing with hatch to roof space, lovely master bedroom with walk-in wardrobe, en-suite bathroom and dressing room, the guest bedroom has a built-in wardrobe and en-suite shower room, bedroom three and four are both double rooms with built-in wardrobes and bedroom five has a door leading to a large eaves storage room with light. The family bathroom has been fitted with a modern white suite with separate shower cubicle. We have no hesitation in recommending a prompt internal inspection.
Situation
Four Seasons is approached via a brick paved driveway which provides parking for several vehicles and the integral double garage has an electrically operated roller door, two wall mounted gas boilers and a water softener unit.

The gardens are a particular feature of the property and amount in all to about 0.7 of an acre. There are lawned areas to both sides of the drive with specimen bushes and water feature with spot lights. The extensive rear garden has been beautifully tended and is laid mainly to lawn with a large paved patio area with partly covered pergola and there are many mature specimen shrubs, trees and hedging making the garden very private. There are a number of established hardwood trees to the rear of the lawn and in one corner there is a working area separated by ornamental hedging containing two sheds (one with electricity supply) compost enclosures and water storage butts. There is also a wendy house and the garden is illuminated by flood lighting, spotlights and security lights.

The house is situated in a delightful countryside setting and forms part of an exclusive private estate comprising similar quality properties. The village of Steep offers a selection of schools both state and private, including the internationally renowned Bedales School. Petersfield offers a good range of shopping facilities including the Rams Walk complex, Waitrose and Tesco supermarkets, Marks & Spencer food hall and a twice weekly market. There is a good variety of social and cultural activities and Petersfield also has a main line railway station providing a service to Portsmouth and London Waterloo.
