Positioned on a no through lane the house enjoys a sense of privacy and peace that belies the convenience of its location. There are local shops a short walk away including a convenience store and fish and chip shop. Lymington‘s High Street is less than a mile distant as well as both Waitrose and M&S. Accessed via one of Lymington‘s rural lanes the house is perfectly placed to enjoy country walks to either Woodside Park or the sea wall from where one can walk all the way along the coast to Milford on Sea. The nearby coastline offers a wealth of opportunities to enjoy the outdoors either sailing from one of Lymington‘s marinas and yacht clubs or enjoying the fresh air and wide open spaces of the nearby salt marshes. The New Forest National Park provides endless walks and cycle rides over its open heathland and through hundreds of acres of ancient woodland. Direct rail services from Brockenhurst (5 miles to the north) to London Waterloo take less than two hours, usually with two trains per hour.

Further water savings are made by a rainwater harvesting system which provides water for garden irrigation, washing machines and toilets throughout the house.

The main living space is to the rear of the house and comprises a kitchen/ dining/sitting room with full height sliding doors that allow the room to be opened completely onto the sunny stone terrace while also offering glorious views of the garden.

The kitchen has been finished to the highest standard with built in Miele appliances including a combination microwave oven, main oven, slow cooker, coffee machine and wine fridge. There is a fully plumbed and integrated ‘Miele Master Cool’ freezer which provides filtered water and ice cubes, a separate Miele fridge and the sink is fitted with a Qooker tap providing boiling, hot or cold water on demand. Visible from the kitchen and dining room is a triple sided Danish fireplace that provides a central focal point and a natural partial separation for the sitting room complete with space and wiring for a large flat screen wall mounted television.

Discretely concealed is a door to the utility room with a range of storage cupboards as well as space and plumbing for a washing machine and tumble dryer. There is a work surface with sink and drainer as well as further built in cupboards and practical door to the outside ideal for bringing in shopping or muddy boots.

Also on the ground floor is a private study and a further reception room which is designed to become a fifth double bedroom if necessary with direct access to an en-suite shower room. There is also a separate wc as well as a sauna which forms part of the home spa in conjunction with the sunken hydrotherapy pool in the garden.

Upstairs the master bedroom has beautiful views over the garden through floor to ceiling windows with further high level Velux windows that are, like all other Velux windows in the house, remotely operated and feature rain sensors which close any open windows in wet weather. The master bedroom has an en-suite bathroom complete with bath and walk in shower. It has a range of built-in wardrobes designed to be configured into a separate dressing room within the master suite. The guest bedroom also offers an en suite shower room as well as a loft study area that can be accessed by a clever movable ladder providing a perfect retreat for home study and fully wired for Superfast Broadband. The third double bedroom also features a cleverly disguised en suite shower room as well as integrated wardrobe space. This bedroom also has it’s own beautifully designed bright and airy loft study which leads to a loft storage area ideal for storing filing cabinets. NB: This area has been designed in such a way that the loft study could be separated from the bedroom and accessed from the hallway as a stand alone study area. The final bedroom on this floor is also double with an en suite shower room and built in wardrobes.



The house is approached over a generous brick paviour turning and parking space that is surrounded by carefully planned planted borders and an area of lawn that is fitted with subterranean reinforced mesh that allows for the parking of a further car or RIB trailer.

To the side of the house is a secure gate providing direct access to the utility/boot room and to the guest suite. Also in this area is a tiled courtyard with supply for a hot outdoor surf and dog shower adjacent to a designated heated drying/changing room ideal for wetsuits and sailing kit.
