"Sitting in just under 3 acres of land comprising gardens, paddocks and fields and perched on the edge of the New Forest National Park, this curious family home comprises four bedrooms, three reception rooms and three bathrooms. There is also a self contained annexe and a further range of outbuildings, plus a campsite, which all currently generate a good income. The property offers enormous potential to modernise and improve, and to expand the camping and letting business.

THE GROUND FLOOR
The covered entrance porch and front door leads into the reception hall where there is a staircase to the first floor and a cloakroom. Leading off from the hall is the drawing room which has a feature fireplace and sliding doors giving access to the garden. Adjacent to this is the kitchen breakfast room which is fitted with a range of floor and wall mounted units incorporating a range style cooker, twin Belfast sinks and a breakfast bar which leads to a dining area. One of the cupboards houses the floor mounted Potterton gas fired boiler which provides domestic hot water and central heating. The dining area in turn leads to the garden room which has French doors to the garden. There is also a useful laundry utility area to the front of the house.

THE FIRST FLOOR
From the hall, the staircase leads up to the large landing where there is a Velux window and eaves storage. At the end of the landing, a door leads through to an inner hall where there is an airing cupboard, a shower room and two double bedrooms, with the main bedroom having an en suite cloakroom with a shower adjacent. To the other end of the landing there are two further large double bedrooms and another shower room.

THE ANNEXE
A covered entrance porch and front door leads into the kitchen breakfast room which can also be accessed from the hallway of the main house which is fitted with a range of floor and wall mounted units with a sink, cooker, space for a fridge freezer, space plumbing for a washing machine and space for a tumble dryer. THE GARDENS & OUTBUILDINGS
The garden is divided up into separate feature areas which includes an orchard which has six mobile caravans with various store facilities. Pathways lead through to a shower toilet block and two additional blocks providing accommodation, with one setup as a dining room with a food preparation area to one end. A metal gate gives access from the orchard to a further paddock which has an outbuilding known as the boat shed. The drive provides ample parking and turning space with a car port. The long outbuilding comprises a store room workshop and a one bedroom flat as well as a further one bedroom house. On the other side there is studio 12 which is a workshop and store, as well as a static mobile home. Gates then lead through to the main field which has ten hook up points for caravans as well as a car park and a pavilion play room which has been used for events and parties.

DIRECTIONS
From our office in the High Street proceed up into St Thomas Street joining the one way system in the left hand lane. Continue along for approximately two and a half miles and just passing the village of Everton turn right into Everton Road. Continue along this road and on reaching the end of the road turn right and then left at the mini roundabout into Vaggs Lane. Continue along this road for approximately half a mile where the property will be found on the right hand side.
