"Situated in this peaceful and private area of Milford on Sea, this detached family home has four bedrooms, three reception rooms and two bathrooms, as well as ample off road parking, a double garage and a large south facing rear garden. The property is just 430 metres from the outstanding local primary school, and is within easy reach of the village centre, cliff top and beach.

THE GROUND FLOOR
The front door opens into the enclosed entrance porch which in turn leads through to the entrance hall where there is a cloakroom, stairs to the first floor and a useful under stairs storage area. Obscured glazed doors then lead through to the dual aspect sitting room which overlooks the front elevation with sliding patio doors giving access to the rear garden. There is a feature fireplace with a wooden fire surround and marble inset incorporating a real flamed gas fire. A further door gives access to the office snug which again has glazed sliding doors to the garden. Back in the hall and adjacent to the staircase, a door opens into the dining room which overlooks the front garden and has a storage cupboard. From here, the kitchen breakfast room can be accessed which is fitted with a range of floor and wall mounted units incorporating a Bosch electric double oven, four ring gas hob with extractor above, one and a half bowl sink, space plumbing for a dishwasher, and space for a fridge freezer. To one end of the kitchen is the breakfast utility area which has space plumbing for a washing machine and tumble dryer, a freestanding larder cupboard and space for a small table. Leading off from here is the sun lounge which has French doors to one side giving access to the patio and garden, and a single door to the other side which leads to the vegetable patch and garage. Natural wood flooring runs through the entrance hall as well as the dining room and study.

THE FIRST FLOOR
From the hall, the staircase leads up to the landing where there is an access hatchway to the roof space having a drop down ladder. There is a single door airing cupboard which houses the lagged hot water cylinder with shelving above and the hot water thermostat and controls, with a further useful storage cupboard. There are four bedrooms; the main bedroom has built in wardrobes and benefits from an en suite shower room. Bedrooms two and three are both doubles, with bedroom four being a good sized single, all of which are serviced by the family bathroom which comprises a panelled bathroom with electric shower over, wash basin and WC.

OUTSIDE
The front garden is accessed via a paved drive which provides ample off road parking and leads directly to the double garage which has an electric roller door with power and light connected, as well as a small workbench and ample storage space. The wall mounted Worcester gas fired boiler is situated here which provides domestic hot water and central heating. The large south facing rear garden affords a high degree of privacy and is mainly laid to lawn with a paved terrace adjacent to the back of the house. There is a useful garden shed, greenhouse and a vegetable patch.

DIRECTIONS
From our office in the High Street proceed up into St Thomas Street joining the one way system in the left hand lane onto the main A337 signposted Bournemouth and new Milton. After approximately 2.5 miles and upon reaching the village of Everton bear left onto the B3058 to Milford on Sea. After approximately three quarters of a mile and just after the Primary School turn right into Manor Road and after a short distance turn left into Knowland Drive. Continue along for a short distance and then turn left where the property will be seen at the end on the right hand side.
