"Oak Tree Farm is a charming character property occupying generous grounds just outside the South Downs National Park. The property, formerly owned by Winchester College, has been the same family?s home for many years and offers scope for further development (subject to permissions and consents being granted).Having previously been extended the property currently offers considerable accommodation, particularly on the ground floor, in total extending to over 3200 sq.ft. An entrance hall with quarry tiled flooring spans almost 30ft leading to an inner lobby which provides access to the principal reception room. This 26ft drawing room forms part of the original building and boasts fine period features such as exposed beams and an open fireplace. A door leads from the drawing room to a study whilst to the east of the property there is a formal dining room and adjacent kitchen complete with oil fired Aga. The kitchen is open plan to a 22ft garden room, currently used as the main family living space. Continuing through the ground floor there is also a utility room and separate cloakroom. On the first floor there are three bedrooms including a master suite with dressing room and en suite bathroom. Bedroom 2 has its own w/c and a family bathroom serves bedrooms two and three. The attic has two further rooms.

Situation
Newtown is a friendly hamlet forming a joint parish with Soberton, nestled on the outer edges of the South Downs National Park it is close to the Forest of Bere and Hundred Acres. The area is served by its renowned infant school and there are several pubs nearby. The village is incredibly proud of its annual fete which involves a large proportion of the community.
The stunning countryside surrounding the property means outdoor pursuits abound with walkers and equestrians being particularly well catered for. A comprehensive range of local amenities can be found at the pretty Georgian centres of Wickham and Bishops Waltham, 3.5 and 5 miles away respectively. The property is also well positioned for the commercial centres of Southampton and Portsmouth offering ferries to France, Spain and the Isle of Wight and world renowned sailing facilities.

is a terrace with views over the surrounding farmland. Beyond the terrace is a pond edged by well-established planting.
