"Set over five floors, this magnificent family house offers outstanding accommodation and an unrivalled location on one of Islington's most desirable squares. This three window wide period house is a fine example of late Georgian architecture with the current configuration paying tribute to the grandeur of this wonderful, historical house.

The current layout could work well for many different styles of living with the existing configuration offering up to five bedrooms and three receptions in the main house and an additional reception with kitchen, bedroom and bathroom forming part of a self-contained apartment on the lower floor. On the entry level there is an elegant double reception room which is also home to the open plan modern kitchen. This floor is steeped in character with ornate cornicing, fireplace and bi-folding shutters all on show. Also on this level is access to the garden and a study/guest room on the half landing.

The first floor offers a stunning L-shaped drawing room again boasting many period features and with double doors between the front and back parts of the room: the back part is a flexible space that could be kept as part of a grand reception space or used as a separate room such as a family room or study. The three full-length windows to the front look out onto the picturesque garden square.

The upper floors offer four double bedrooms and a family bathroom on both floors. The lower ground level is configured as a self contained apartment with direct access available from the street and also to the garden at rear. Again this could easily be converted to work seamlessly within the house or alternatively be the perfect setting for an au-pair or professional tenant.

Situation
Canonbury Square is one of the most attractive garden squares in central Islington. It was constructed c.1826 and notable former residents include George Orwell and Evelyn Waugh. It is well placed for all the amenities on Upper Street, including the many bars, restaurants and shops. Local amenities at Canonbury Place also prove extremely convenient (pub/restaurant, newsagent, dry cleaner, hairdresser, cafe). Transport links at Highbury Corner are vast and include the underground (Victoria Line), over ground trains East and West and buses, providing easy access to the City and West End.

Outside
The rear garden is 91 ft in length and has been well cared for. Mature shrubs and borders make it the perfect setting for relaxing or entertaining. At the rear of the garden is the rare benefit of shed storage and secure off street parking. This is accessed via Edwards Cottages and is entered via an up and over automatic garage door or wicket gate.

Additional Information
This house is Grade II listed and sits within the Canonbury conservation area.
