"This wonderful four-bedroom garden flat, found in the heart of Dartmouth Park, has huge potential and is full of bohemian charm. Laid out over the upper and lower ground floors of an imposing Victorian building, the flat will be appeal to anybody with the vision and the desire to get stuck into a project.

Brickworks says: The interconnected kitchen and reception rooms are fantastic. Super-high ceilings and arched wooden sash windows frame one end, as light pours into this impressive, main living space. Original decorative cornicing, wooden shutters and a grand marble fireplace complete the scene.

Another highlight is the exceptionally large amount of outside space. Accessed via the french doors in the kitchen, a balcony leads passed the architect-designed extension, down to an enormous, 148 foot rear garden. Overall, the property needs work but the bare bones are all in place. With care and attention, its potential could be fully realised to create an amazing space. The owners say: It's a lovely spacious family home in a lovely area with the most amazingly huge garden - and if that's not enough, Hampstead Heath is only a five minute walk away. The location could not be better, close enough to the centre to make it extremely convenient, far enough out to still have a chilled suburban feel - without being boring!

The road itself is quiet and residential, but the demographic of the area is very broad, which keeps things interesting. New restaurants and cafes are opening up all the time, and it's a terrific area for pubs - three of Time Out's top ten real ale pubs in London are within easy walking distance. Also Monsoon, the local curry house, is top-notch. Points to consider: Chetwynd Road has a steady flow of traffic, but the house is set back from the road and for this reason noise just isn?t an issue.

While the upstairs is in good overall condition, the lower ground floor does need work and some reimagining.

The flat comes with the freehold for the entire building (there are two other flats) which means you are responsible for the organisation of maintenance. However, it also means you have ownership of the whole house - in our book, a huge positive.

Resident parking permits are required on the street, which is great because it stops commuters from snaffling the space outside on a regular basis. Brickworks loves: Highgate Library (Camden) ? inspiration for young and old minds alike.

Parliament Hill Fields has great facilities - tennis courts, running track and a weekend farmers? market - as well as iconic views over the city. This sight alone is capable of reviving even the most jaded Londoner?s love affair with their home town.

After a walk on the Heath, enjoy a delicious, relaxing Sunday lunch at The Bull and Last. Also nearby is the stonkingly good Southampton Arms, which only sells beers and ales from small independent UK breweries.

Bear and Wolf Caf? in Kentish Town ? this gorgeous, child-friendly cafe is a Mecca for adults looking to relax while the kids let off steam in their own, designated area. The legal stuff: Whilst we endeavour to maintain accurate photographs, floor plans and descriptions, these are intended as a guide and purchasers must satisfy themselves by personal inspection."
