"Inside this grand, double-fronted Edwardian building is a gorgeous two bedroom flat located in the heart of Muswell Hill. The space exemplifies tranquillity with an abundance of natural light and stunning outlook to the communal garden.

A variety of independent shops and eateries are just a few minutes walk away on Muswell Hill Broadway, renowned for its village-like feel. A short bus ride gets you to the Northern line both Highgate and East Finchley stations are about 10 minutes away.

Brickworks Says Set at the back and on the first floor, the property is both quiet and private. With the use of muted greys and creams throughout, there?s a sense of warmth, enhanced by the generously proportioned sash windows that flood rooms full of light.

While most of the property is decorated elegantly with an ?updated traditional? touch, we love the navy used in the second bedroom. It contrasts beautifully against the crisp white bay window, giving an atmosphere of modern luxury.

The beautiful communal garden can be seen in its full glory from the master bedroom, kitchen and reception room, and we?ve no doubt would be the perfect little reading spot. Softly landscaped with shrubs and trees as far as the eyes can see, a walk through this country-style haven is truly a boon. The Owners Say My flat stretches across the full width of the first floor at the rear of this Edwardian villa and looks out over the enormous south-facing garden ? it?s a setting that's hard to beat. So quiet and calm, yet only minutes from everything I need in Muswell Hill. People always talk about the village atmosphere, and you definitely feel that living here.

The combination of high ceilings, full height windows, elevation...being on the first floor means if there's the slightest hint of sunlight, any time of year, then the flat captures it! In the summer you will have all full 12 hours of light and warmth on a sunny day. With the tall window, the outside really does come in. Living south-facing is my template for living space, no compromise.

Practically speaking there's also tons of storage, including the storeroom above the kitchen, which I've never come across in any other flat. Points To Consider The EPC gives a current Energy Efficiency Rating: D & Environmental Impact Rating: E

Part of the borough of Haringey, the flat falls into Council Tax Band D (?1,575.80 for 2018/2019).

The property is a leasehold with 90 years remaining on the term.

An annual service charge of ?1,680 is invoiced twice a year and includes the maintenance of the communal garden. Ground rent is ?200 and also collected biannually.

Most of the residents in the building have lived here for many years, a testament to the wonderful community environment.
