Costs to Tenants

We do not make any charge to tenants for registration or finding a property. We act for the landlord, however, certain administrative costs are shared between landlord and tenant.
Making an Offer and References
All offers made, received and accepted are n++subject to contractn++, vacant possession and satisfactory references. Properties are taken as seen and any requests

In most instances we will take a preliminary deposit as a fee of intent equal to two weeks rent to show you intend to proceed with the tenancy. Once you have paid this and should you decide for whatever reason to not proceed, an administrative charge of n++300 plus VAT will be made against this money and the balance refunded.

References are obtained through a reference company at a cost of n++40 plus VAT (n++48 inc. of VAT) per person. Each named tenant will be required to complete an on-line application form as soon as possible. If the named Tenant is a company then the cost is n++55 plus VAT (n++66 inc. of VAT)

Tenancy agreement/documentation charges. These costs are shared equally between landlord and tenant, each party paying n++150.00 plus VAT (n++180 inc. of VAT). In the event the tenancy is extended or renewed the renewal fee is n++80 plus VAT (n++96 inc. of VAT)

Inventory charges. A professional independent inventory clerk will usually be appointed to agree the inventory at commencement and termination of the tenancy. The landlord pays for the n++check-inn++ and tenant pays for the n++check-outn++. Charges are dependant on the size of the property and whether it is furnished or unfurnished. You will be informed of the charge once your offer has been accepted and the commencement date agreed. In the event you wish to appoint an inventory clerk to exclusively represent you, all related charges will be your responsibility.

Third party references. In the event a reference is required for an historic or current tenant an administrative fee of n++25.00 plus VAT (n++29.37 inclusive of VAT) will be made.

Deposits. Where Gardiner Residential hold the deposit the Landlord and Tenant will both pay a registration fee of n++30 + VAT for us to register the deposit.
