The accommodation includes an entrance hall with doors to living room, dining room and kitchen/breakfast room and stairs leading to the first floor. The living room has a window to the front aspect and a cable T.V. point and the dining room has an opening to the kitchen/breakfast room, T.V. point and a door leading to stairs down to the basement. The kitchen is fitted with a range of matching wall and base level storage units with roll edge work surfaces over, one and a half bowl sink and drainer unit, space/plumbing for domestic appliances, tiled splashbacks and door to rear garden. On the first floor are two double bedrooms and the bathroom, which is fitted with a panel bath, pedestal wash hand basin and W.C. and has a heated towel ladder. In the basement are a further double bedroom and a bathroom. The rear garden is low maintenance, mainly laid to patio with stone chip borders and gated rear access. SITUATION St Pauls is approximately 10 minutes walk of the High Street and only 5 minutes from 'The Brewery' leisure complex.
