"This handsome detached house constructed in the 1930's has huge potential for modernisation & extension with large gardens and a separate plot with potential for one house subject to planning permission. Well positioned within a generous plot of .63 acre (approx 2550 square meters) the property has not changed hands since 1967. The plot has planning permission for its own access from the Evesham Road. Cheltenham Council Planning. Ref: 16/00790/FUL (Please note, there is as yet no planning permission granted for a property on the plot)

The property is very attractive and retains its original character features. Whilst requiring renovation in its current state there is potential to extend the current floor plan significantly if required to either side of the house and to the rear.

The property is well set back from Cleevelands Drive with a generous garden to the front.
From three sides of the house there is a lovely outlook over the gardens and lawns. Mature trees and hedging form the boundary and the gardens/plot to the rear affords a high degree of privacy. From the sitting room at the side, a terrace adjoins the lawn with a mature beech hedge separating this area of the garden to the rear area where there is currently a covered car port area along with the garage and outbuildings.

Cleevelands Drive is a highly regarded tree lined road with a mix of property styles. At the beginning of the road there are detached houses, some semi detached and two year old private development of contemporary style town houses, some period apartments and towards the cul-de-sac some bungalows.

The road is within walking distance of Pittville Park, which is very popular and covers a large area of parkland both sides of the Evesham Road as well as a lake and a newly constructed children's playground. The Pump Rooms hold concerts and lectures through out the year and there are numerous sporting activities held in the park throughout the week. There is bus stop close by on the Evesham Road which takes you into Cheltenham town which is approximately 1 mile."
