"An extremely well presented period town house situated along this tree-lined road. The accommodation, arranged over three floors, comprises entrance hall with stairs to first and lower ground floors, doors to sitting room, bathroom, separate W.C. and ground floor bedrooms. The sitting room has two sash windows to the front and period fireplace with cast iron grate, marble surround and tiled hearth. The ground floor bedroom two has a window to the rear. The bathroom comprises a modern suite. On the first floor landing are bedrooms one and three, both with sash windows to the front. On the lower ground floor is a hallway with external door to the front, doorway through to the dining room and door to the cloakroom. The dining room has two sash windows to the front, open through to the kitchen with window to the rear and door to the garden, range of eye and base level storage units with granite worktops, Aga and integrated appliances. Outside to the front are steps up to the front door and a pathway leading to steps to the lower ground floor. The rear garden is predominantly decked, the remainder laid to red brick block paving, flower borders and rear pedestrian access.

SITUATION Leckhampton is a quiet 'leafy' residential area situated just to the south of Cheltenham Town Centre.
