LOCATION Bourton-on-the-Water is a popular North Cotswolds village centred around a village green, with the River Windrush flowing through. The village offers a wide range of local facilities including a variety of boutique shops, supermarkets, day-to-day shopping amenities, pubs/restaurants, caf?s, doctors surgery, hospital and dentists. There is a primary school and an excellent secondary school. The village has a leisure centre and the region provides for a comprehensive range of outdoor leisure pursuits. The local centres of Stow (4 miles), Cheltenham

(16 miles), Cirencester (18 miles) and Oxford (28 miles) are within easy travelling distance with excellent access to the motorway network via the A40 to the south. There are mainline rail services from Kingham

(8 miles) (London Paddington 90 mins approx). DESCRIPTION 4 Springbank Villas is a substantial end of terrace cottage constructed of Cotswold stone elevations under a slate roof. The main roof was replaced by the current owners in 2012.The property is believed to date from the 1890's and has been in the current ownership for the past 16 years or so. The accommodation is arranged over three floors comprising on the ground floor, a wide hall with stairs rising to the first floor and a large open plan dining room and sitting room with a bay window to the front and further window to the rear. There is also a fine raised open fireplace with stone surround and timber bressumer, part exposed stone walls and wall light points. Set to the rear of the house is a fitted kitchen with a range of built in floor and wall units and a built in fridge, oven and hob. There are windows to the side and rear overlooking the garden and a separate door to the side. On the first floor there are two bedrooms and a family bathroom and stairs rise to the second floor with a large double master bedroom with en suite cloakroom. The accommodation is generally well presented but offers scope for some alteration and improvement if desired. There is parking for two cars and a long garden to the rear. OUTSIDE 4 Springbank Villas is set back off Lansdowne just off the village centre with two parking spaces to the front and a path to the front door. A separate pedestrian access leads down the side of the property to the rear garden. The garden is currently designed for minimal maintenance being principally laid out with Cotswold chippings and a variety of mature shrubs and trees. Set to the far end of the garden is a large timber shed and a pedestrian gate leading through to The Naight, one of the village playing fields.
