"This is a truly stunning detached villa located in what is arguably one of the most desirable locations in St Andrews. It is a spacious property with a floor area of approximately 167 square metres (1797 square feet) and it occupies a large plot with lovely views from the rear over the Lade Braes. The house is well placed for most amenities and there is easy access to the town centre, including the university, golf courses, theatre etc. It is presented in truly immaculate decorative order and benefits from gas-fired central heating backed up with cavity wall insulation and sealed unit double-glazing throughout. There is a host of fine features including the magnificent open plan living room, dining room and kitchen. The living room has a whole wall glazed plus side facing glazed areas and two velux windows making it exceptionally bright and allowing the lovely view to be fully appreciated. The kitchen is beautifully fitted in real wood and there are top quality laminate floors throughout. Also on the ground floor is a spacious family room, an impressive hall with good quality laminate flooring, a double bedroom and a shower room. Opening from the hall is a large walk in cupboard. A staircase rises to the upper floor where there are four double bedrooms including the master bedroom with its spacious and well equipped en-suite shower room.
