"This semi-detached bungalow is situated in a popular residential area of St Andrews within an easy walk of the primary school and the Lade Braes, and with easy access to the town centre with its university, golf courses, beaches, shops, restaurants etc. The property is in need of modernisation and presents an excellent opportunity to upgrade and add value. The front door is located to the side of the property and leads into the hall which gives access to all accommodation. The lounge/dining room is situated to the rear of the property with a large window overlooking the garden. From here a door opens to the kitchen which has wall and floor units and a door opening to the garden. The two bedrooms are situated to the front of the property. Bedroom one is fitted with a large built in cupboard and there is further storage found in a large cupboard off the hall. The bathroom is fitted with a three piece suite comprising bath with over bath shower and screen, w.c and sink. Additional storage is found in the attic where the cold water tank is housed. The property enjoys gardens to the front, rear and side. To the front there is an area of lawn bordered by well stocked beds with colourful shrubs and bushes and a driveway and path lead from the street lead to the rear of the house where there is a single garage. To the side of the house is a further area of lawn which at present is divided from the main area of the garden with large conifer trees and shrubs. This area has potential for extension to the property. To the rear the private south facing garden is enclosed with hedges and laid out chiefly in grass with beds towards the bottom, and there is a stone coal-bunker.
