"7 West Road is situated in one of Saffron Walden's most sought after residential locations, a fine Victorian property believed to date back to 1894 of brick and rendered elevations under a tiled roof and retains many period features. Subject to planning consent, we understand that the loft could easily be converted into further accommodation. In addition, the property stands in good sized south facing gardens, has a side driveway with parking for 2-3 vehicles. The open porch entrance leads through to the reception hall with a staircase to the first floor and a door leading to the cellar. The sitting room has an attractive bay window and a fireplace with surround and mantel. To the rear, is the dining room with half glazed doors leading to the terrace. The spacious breakfast room has a half glazed door to the outside terrace and links through to the kitchen which is fitted with a range of base and wall cabinets with electric oven and gas hob. The ground floor is complimented by a utility/cloakroom. The cellar (approx. 24ft long x 6ft wide) offers excellent storage facilities. The easy-rise staircase leads to the first floor landing and, subject to planning, could give access to the second floor for a possible loft conversion. There are 3 bedrooms to the first floor and a bathroom with a white suite.
Outside, to the side of the property is a driveway and parking area for 2-3 vehicles. The front garden has pathways, flower bed borders and mature shrub planting. The rear gardens are about 100ft in length, laid to lawn with mature tree and shrub planting and are partly walled. There is a large terrace, an outside storage shed and greenhouse.Directions
