"A rare opportunity to acquire a two bedroom, ground floor garden flat located in a desirable tree lined street in Hove. The property retains original features, has high ceilings and gas gas central heating throughout, the private, secluded garden is West facing with floral borders and there is additional storage space in the basement.

Location Westbourne Villas is a popular tree-lined avenue which runs from New Church Road down to the sea. Built in 1881, this property is part of the Sackville Gardens Conservation area, less than 2 miles to Hove railway station with frequent buses into Brighton town passing the top of the road. Accommodation The 17' living room of this flat is impressive. The high ceilings, original cornice work and centre rose are completely intact with their classic egg-and-dart designs. The room has a working fireplace giving it a homely warmth with sash windows overlooking the street. The main bedroom is equally spacious and has the same classic ceiling, with a door that leads out to the west facing garden. A walk-in wardrobe has been cleverly designed to blend into the features of the room.

The second bedroom adjoins the kitchen, which is at the back of the flat, and has been designed so as that the sink is under the large picture window which overlooks the West facing garden. The kitchen has bespoke worktops made from sturdy reclaimed wood, and modern units which also house the gas central heating boiler, newly installed in November 2017. The shower room has electric underfloor heating and a bright, modern feel, comprising of corner shower cubicle, low level W.C and wash basin. Unusually the flat has a cellar, down a flight of stairs from the hallway, so very useful for storage, or for keeping your wine! Garden 8.08m x 6.53m

(26'6 x 21'5) The garden has decking and two seating areas, with borders containing flowering small trees and shrubs. There are walls on three sides so that there is privacy from the gardens next door. One seating area catches the evening sun and the other is made from a pair of unique steel arches, covered with a grapevine, clematis and roses, which is the place to catch the afternoon sun whilst enjoying the flowers.
