"A fantastic four bedroom family home with large integral garage, pretty garden and broad-reaching views, encompassing the green, open space of The Copse and the sea beyond the rooftops of Brighton and Hove. Fourteen Deanway benefits from the sound and solid feel of houses of this period of construction and benefits from partial underfloor heating and neutral d?cor.

At the front of the house is a paved driveway with space for two cars in front of a large single and a half garage. A stone stairway winds elegantly up beside this to the exterior landing at the front door. Once inside, the double-height entrance hallway is warm and welcoming and offers several storage cupboards to tidy away coats, shoes, brollies and that vacuum cleaner you can never find the right spot for! Turning right off the wooden floored hallway brings you into a bright, dual aspect living room which makes the most of the views over to The Copse with a generously proportioned window. The wooden flooring continues here in a gorgeous contemporary white oak and the room further enjoys the advantage of wonderfully cosy and effective underfloor heating. The living room gives onto the dining area at the rear which opens onto the contemporary high-gloss kitchen with integral appliances, a tiled floor with views of the garden.   This is surrounded by mature trees and shrubs and is very private, perfect for the family to enjoy in peace and quiet, or to entertain friends for more lively gatherings. Re-entering the house through the back door into the kitchen, a side door leads back out into the hall where the fourth double bedroom, currently used as a study, and a contemporary and well sized WC can be found. The whole downstairs accommodation has a lovely flow as each room gives onto the next, making it a sociable but defined space.

Back at the front of the house, from the entrance hall a pretty staircase leads up to an attractive galleried landing with natural light filling the space via a number of windows. Off the landing are three double bedrooms and the principal bathroom which benefits from both a bath and separate shower cubicle. The second and third bedrooms, one of which offers generous built-in storage cupboards, are well-proportioned and light. The master again is amply sized, easily accommodating a double bed and wardrobes, and also offering the luxury of an en-suite shower room. There is new carpeting throughout most of the upstairs and the paintwork has largely been recently refreshed.

This is a lovely family property with usefully laid-out accommodation and some really terrific features. On top of that, it's in a super location, overlooking the town with its parks and the sea glistening in the distance, but also affording easy access to routes out of town and Preston Park train station with its fast rail link to London Victoria. Within two miles of the seafront and the amenities, bars and caf?'s of Church Road and only half a mile from Hove Park and local schools in the area, this property has much to offer todays modern family."
