"A beautifully presented five bedroom/three bathroom detached family home situated in a quiet cul-de-sac and enjoying an open rear aspect to fields and woods.
The undoubted wow factor is in the super 26'5 x 21'9 max.fitted kitchen/family room, and there are three good sized reception rooms. Another bonus is the double width garage and off-road parking for 5-6 further vehicles. This lovely home should be viewed at the earliest opportunity.
The Location
The property is situated on the edge of the hamlet of Lower Dicker, just off the A22. The name Dicker seems to derive from an old English phrase 'to dicker' or 'to barter', going back to the days of horse-drawn coaches when tradesmen set up stalls along the old London to Eastbourne road in the hope of selling to passing travellers. This hamlet, and the adjoining Upper Dicker, are thought to be associated with the setting up of the nearby Michelham Priory.
There are public houses and local shopping facilities in the nearby villages of Chalvington, Ripe, Golden Cross and Hellingly with more comprehensive facilities including shops, supermarkets, leisure centres and swimming pools etc in Hailsham
(about 3 miles), Heathfield (7), Uckfield (9.5), Eastbourne (10) and Lewes (11). The nearest rail station is in the village of Berwick, about 2 miles to the south, or at Polegate or Lewes, all providing services to Brighton, London Victoria, London Bridge and Gatwick Airport.
Park Mead primary school is situated in Upper Dicker with secondary schools in Hailsham, Heathfield and Ringmer. Upper Dicker is also home to the renowned St Bedes private school. The area is well served by a variety of golf courses and the surrounding countryside provides a host of opportunities for horse riding and other equestrian pursuits, including horse racing at Plumpton and Brighton and showjumping at Hickstead, Crockstead and Golden Cross. Sailing is available at Weirwood and Ardingly Reservoirs and at various places along the coast, with marinas at Brighton and Eastbourne.
The Property
Orchard Grange is a small development built in 2001 by Westbury Homes, incorporating several different building styles. Whilst some of the house styles have integral garages, this style has a double width detached garage with space for a further two vehicles to the side and two-three more to the front.
The rooms are all well-proportioned and the house is extremely well-presented throughout. The fantastic kitchen/family room has been refitted in recent years and includes an integrated dishwasher, fridge and freezer together with a 6 ring gas range cooker with extractor in a canopy over. There is also a large island unit with breakfast bar and a useful separate utility room off.
Four of the five bedrooms are doubles and with three bathrooms there should be no need to queue in the mornings. The property benefits from gas central heating and double glazing.
