"Description    A modern semi-detached house in excellent decorative order throughout, well maintained by the current owners. The property has many features including a double glazed conservatory, well fitted kitchen with wood fronted units, L-shaped living room, three bedrooms, gas fired central heating by radiators, with double glazed windows and external doors and a single garage. Entrance canopy where the front door opens onto the spacious entrance hall with the stairs rising to the first floor. Door to the kitchen and archway to the L-shaped living room, which has an aspect over the rear garden and double doors opening into the double glazed conservatory. The kitchen is well fitted and has a range of base and wall mounted wood fronted units, with integrated refrigerator and freezer, inset electric hob and oven, plumbing for washing machine and dishwasher.

"    On the first floor is the landing with airing cupboard and doors to the three bedrooms. Bedroom 1 has a front aspect and extensive built in wardrobe cupboard. Bedroom 2 is a double and overlooks the rear garden and bedroom 3 also has a rear aspect. the bathroom has a white suite comprising panelled bath, pedestal wash hand basin and low level WC. To the front of the house is an open plan garden laid to lawn, driveway leading to the garage, which measures 17'11" x 7'11" with double doors and door to the rear. The rear garden benefits from a south westerly aspect with paved patio adjoining the rear of the house and steps up to a raised decked area with wood balustrade. The rest of the garden is mainly laid to lawn with well stocked borders and mature shrubs.

Situation    The house is situated in a sought after cul-de-sac in Hurst Green. The village offers a primary school and is within a mile and a quarter of Etchingham mainline railway station, which offers regular commuter services to London (Charing Cross and Cannon Street). The village of Robertsbridge is within three miles and offers a variety of local shops including post office, pharmacy, bakery/coffee shop, convenience store and pubs etc. Schools for all ages are also available in the village of Robertsbridge. The A21 is within half a mile providing access to the south coast and linking ultimately to the M25. Further afield a more comprehensive shopping and recreational areas can be found in the towns of Battle and Tunbridge Wells.

Directions    From our office in the High Street, proceed northwards through the village to the roundabout turning left and proceeding up the hill on the A21 into Hurst Green. On entering the village, just after the pedestrian crossing, turn left into Station Road, take the third turning on the right hand side into Great Oak and Vicarage Way can be seen on the left hand side. The property can be found on the right.
