"A substantial individual sea-front home with outstanding views of the Channel, offering 5,569 sq.ft. of floor space including an indoor swimming pool complex.

Designed and built for the current family owners in 1989, and arranged with the main rooms on the first floor to take advantage of the views, there are four bedrooms, four bathrooms (three en suite), three large reception areas and a fitted kitchen/breakfast room. There is garaging for up to five cars, a large decked roof terrace, attractive gardens and gated access to the promenade.

The Property
Los Boliches was built by the current family owners in 1989 to what would have been a very high specification at the time. The elevations are of painted rendering under a pan tiled hipped and pitched roof. The house has gas heating with radiators on the ground floor and under-floor heating on the first floor. There is double glazing throughout, mostly tilt & turn, with many of the windows arched. Other features include high ceilings and a passenger lift, however, the property would now benefit from some updating.

Of particular note is the lovely indoor complex which includes a 29'5 x 14'8 swimming pool, separate spa pool, jet stream outlet, plant room, steam room, changing room, shower room and wc, and a bar. There is an attractive in-out brick pavioured driveway providing extensive parking and a double width/part triple length garage.

All the principal rooms are on the first floor to take advantage of the outstanding panoramic view over the English Channel with Eastbourne and Beachy Head prominent to the west. The lovely gardens include lawned and paved areas and at the rear a ramp with steps leads down to a pair of wooden gates providing access to the promenade. A boat launching ramp gives access to the beach.

The Location
Hartfield Road is situated off the B2182 just over 0.75 miles from Cooden Beach with its hotel, leisure club, golf course and rail station. There are a range of local shops in nearby Little Common, an alternative rail station at Collington and Bexhill town centre is less than 1.5 miles to the east, with rail station, supermarkets and numerous shops. The world famous Art Deco building, the De La Warr Pavilion, is also located there along with the sailing club and other leisure facilities.

There are more comprehensive facilities available in Hastings (about 7 miles), Eastbourne (12 miles) and Brighton (30 miles), with the A259 running about a mile to the north providing road access along the coast. The area is well served by a variety of state and private schools for all ages.
