Property

A detached single storey home believed to have been built in the 1980’s with a mix of rendered and stone external elevations under a tiled roof. The property is now in need of some updating and modernisation but would suit someone looking for the opportunity to undertake a refurbishment project to create a lovely semi-rural home. There is also the potential to enlarge the existing living space, subject to the necessary consents, by adding an extension or converting the large loft space.

The bungalow’s present accommodation includes a good-sized, triple aspect sitting room with a fireplace and pleasant views across the garden to fields. At the core of the property is a large open plan kitchen/dining room with the dining area having a breakfast bar and rural outlook whilst the kitchen has a range of built-in eye and base level cupboards, drawers and shelves as well as a fitted dishwasher, halogen hob and electric double oven and oil fired boiler. There are three double bedrooms with a family bathroom and a cloakroom.

Outside
An undoubted feature and considerable attraction of Elsamere are the delightful grounds that extend to around 0.846 of an acre. A sweeping concrete drive leads to a large parking area for several cars and onto the detached garage block with two garages, a store room which has potential for use as an office and a wash house. To the side is a glazed work shop/potting shed whilst to the rear is a wood store and oil tank. There is a glass covered pergola with wisteria across much of the Southern side of the property.

The gardens include generous areas of level lawn with flower, shrub and rose borders, a large ornamental pond with an adjoining rockery and water feature (in need of repair) and a variety of trees including ash, beech, cherry and various conifers. On the southern boundary is a detached outbuilding used as a garden store but which could perhaps be adapted for use as a studio or stables.

Situation
The bungalow is situated on the Northern edge of the sought after historic village of Marnhull, famous for its literary connections being the inspiration for ‘Marlott’ in Thomas Hardy’s Tess of the D’Urbervilles. This large North Dorset village has an excellent range of local facilities including a post office, shops, doctors’ surgery, inns, garage, recreation ground and both Church of England and Roman Catholic primary schools.

The nearby towns of Gillingham, Shaftesbury, Stalbridge and Sturminster Newton all offer more comprehensive amenities with the former having a station providing direct rail services to London (Waterloo). The other main towns in the area including Bath, Blandford, Salisbury and Sherborne are all within easy motoring distance as is the South Coast whilst the A303 connects to the motorway network, London and the West Country. The region also attracts families drawn to the many excellent state run and private schools including Port Regis, Clayesmore, Sandroyd, Bryanston, St Mary’s, Gillingham School, Bruton and Sherborne amongst others.

Marnhull is located in the heart of the Blackmore Vale, an area of attractive gently undulating countryside through which runs the River Stour and is known for its dairy production. The village is an excellent base for a variety of rural pursuits such as walking, riding and cycling. Racing is at Salisbury, Bath and Wincanton, sailing at Shear Water and golf at Tollard Royal, Sherborne and Salisbury. There are several famous visitor attractions nearby such as the National Trust gardens at Stourhead, Hambledon and Hod Hill, the stately home and safari park at Longleat and Sherborne Castle.
