"4 double bedrooms plus a dressing room, option to use the lower ground level as annexe accomodation, this home to the landlord for over 25 years has been beautifully modernised to a state of the art property.

Let's start outside on a warm summer's day with the both huge tri-fold doors in the media room opening onto the tiled patio leading up to the spa pool area. Enjoy the steam room and as the evening draws in, turn on the outside patio underfloor heating and the media room underfloor heating plus the extraordinary lighting and water feature to the patio, operated by remote control. With a 2nd fully fitted kitchen on the same floor and an outside music system(Bose) is there going to be a more perfect relaxing Sunday?

Also outside there is a double garage, off road parking for lots of cars(or a boat) and the property is accessed by electric gates

The media lounge itself is over 10 metres long and off of it is a drench shower wet room and a double bedroom. With the 2nd fully fitted kitchen on the same floor this would area could be a self contained living space.

From the media lounge up the spiral atrium stairs to a kitchen and breakfast room that will wow you. The kitchen units are a greyscale layered finish with black gloss tall cupboards, a seamless white work surface and a frosted glass breakfast bar. There is an instant boiling water tap. The Gaggenau integrated appliances include 2 fan ovens, a steam oven, bean-to-cup coffee machine, 2 warming/proving drawers, 5 ring induction hob, tall fridge, under counter freezer, wine fridge, rising extractor fan and Miele dishwasher.

In contrast the living room/dining area is classically designed, with an open fire. Please see the individual room descriptions for further detail.

The home is set in the heart of the exclusive Branksome Park with an easy walk down to the 7 miles of award winning beaches through the chine. From there you can stroll along the beach or the promenade to Sandbanks and enjoy a coffee in the Jazz Caf?. All around you in Sandbanks, Canford Cliffs and Westbourne are wonderful restaurants with Rick Stein just open on the edge of Poole Harbour and the Pig on the Beach is in Studland via the chain ferry, which itself opens up Dorset's Jurassic Coast to you. The harbour itself is the second largest natural harbour in the world(after Sydney) with many marinas capable of mooring the largest of yachts. Poole itself is the home of Sunseeker Marine. The natural harbour ensures safety and security for the yachts and the wonderful microclimate created by the Purbeck Hills makes for regular use of the water. If you don't participate yourself the harbour is a UK hub for windsurfing and kitesurfing which is exhilarating to watch.

For travel out of the area, the Wessex Way is less than a mile away where it is at least dual carriageway to the New Forest, Southampton and the UK motorway network. Branksome Railway Station is also less than a mile away with direct routes to London and Manchester. The newly refurbished Bournemouth International Airport is becoming an increasingly important hub for the South. Business in the area is strong with the headquarters of JP Morgan. LV, Barclays, Sunseeker and the RNLi all based locally.

Shopping is easy, with the eclectic village of Westbourne on your doorstep with an M&S food store. Waitrose and Tesco are also close by and the famous Castlepoint Shopping Centre about 15 minutes in the car.

For families with children the local schooling is excellent. At Primary level St Michaels School is the closest and you are located equidistant from the Poole and Bournemouth based grammar schools. All of these are Ofsted rated 2 or better. There are also pickup points in Branksome Park for the private schools of Dumpton, Castle Court, Canford, Bryanston and Clayesmore.

This is an exquisite home, the first time that it has ever been rented, and the pride and joy of the owner, who is looking for long term tenants who will take care of the property. A gardener every week and a pool technician every fortnight are included in the price.
